That was a big repair for that little leak. So it got to the floor too?
I think you need a GFCI for an outlet within 6ft of water now. Wouldn't be a bad idea with the look of that old leak.
Yup, it got into the floor, but amazingly (since the laundry room is upstairs) it did not get into the ceiling or wall below. I took the opportunity to add plumbing for a utility sink, so yes, now the washer outlet must be a GFCI since it is within 6' of the top edge of the sink, whereas before it was not required. http://www.mcgarryandmadsen.com/inspection/Blog/Entries/2017/5/5_Does_a_washing_machine_receptacle_outlet_require_GFCI_protection.htmlI hope to stop hemorrhaging money soon... dog cost $250 on Saturday, too. Save yourself the trouble... replace the $20 washing machine hoses every 5 years like they recommend.

What happened there Ryan that made you have to do those repairs?

Didn’t you ask that over on DF? You’re not old enough for CRS to be kicking in!! All joking aside, I guess I should explain for the folks here.... The washing machine hose leaked at the wall connection end... slow drip into the drywall, insulation, outer OSB. It wicked up the insulation about 5-6 feet! At that point, I just opened up a 8 foot x 8 foot section to fit in two full pieces of drywall (minus 3" at top so i didn't have to deal with mudding the corner). Sent from my iPhone using Tapatalk

If you’re tech savvy, they have Bluetooth modules that plug in and connect to your phone. I want to say I’ve seen them sub-$20.

1x1 square tube cut at about a 30* angle and welded to that horizontal piece to reuse what you already have.

Don, I’m sure this has already been asked... could you get the dyed off-road diesel for the machinery and save a few bucks? Of course if there are no stations that carry it nearby/on your route that would eat up potential cost savings in fuel/time.

I went to H.F. and got spent about $100 and put a tool kit together for my truck. I kinda like the screw drivers because you can hammer on them, wrench them and the tips are magnetic.
for sockets, I spent a bit more and got a good set of craftsmans (not pictured)
Might want to think twice about Craftsman... I’ve heard reports of Sears not honoring the lifetime warranty, plus the condition Sears is in... Husky or Kobalt are pretty good. Sent from my iPhone using Tapatalk

Had a bit of a run-in with some (likely) illegal lawn care workers yesterday morning. I live on a culdesac, and you can barely fit 3 cars wide across the end of the street. They show up to take care of some yards and park 2 trucks, one on each side of the street. One of these trucks has a trailer full of bark mulch with a gate that swings open, over a foot into the remaining lane of travel. I had to squeeze through very slowly, dodging the gate. I laid on the horn for a few seconds to make my disapproval known. When I came back a few minutes later, one of the guys was at the trailer shoveling bark into a wheelbarrow, so I rolled down the window and said nicely “you need to park somewhere else because your gate is blocking the lane of travel” and then he responds with something in Spanish. So then I may have lost it a little bit on him. They think they own the place and it just pisses me off. Can’t wait to pull a Charles and get out of the city.

Isabella has been on me about putting steps on my truck. I haven’t found a set I like so I decided to build some. Only problem is I don’t have time. I found this set at a liquidation warehouse for $75 so I figured they will do for a while and when I’m ready to build my own the 1/4” flat metal mounting brackets will be a good investment as opposed to re-inventing the wheel. Because it was her that was complaining, I made her install them!
Those look like the iBoard steps that I just sold a set of. Friend bought them for me as a gift but they weren’t what I was looking for. Sent from my iPhone using Tapatalk

Yeah, you can’t get Uponor at Home Depot or Lowe’s :(. I made a mistake on one fitting and needed another fitting and of course it was Sunday and Ferguson isn’t open on the weekend. By chance I found a plumber in the parking lot of a local store that caters to electrical and plumbing supplies and he had the fitting I needed and gave it to me for no charge.

My house is all Uponor expander-type fittings. Recently I cut and re-routed my 1” main line to the garage so I could plumb in a water softener and the 20-30 joints I made have had zero leaks. Piece of cake to do with the Milwaukee expander tool I rented from Ferguson.

Dave, like others mentioned, I'd throw a small 4'x4'-ish toilet room in the back left corner of the garage (easy plumbing to laundry room), with a utility sink on the outside wall of that room, then throw the exterior door next to that. Then you can put a work bench in the rear-right corner or whatever. toolbox, air compressor, etc...
I can draw a pic if you're a visual guy.

I believe you have to have an exterior standard door to the garage, not the house, for safety. I don't have one, but wish I did. My house was built 11 years ago though, and in a different locale.

Agree with JR -- Garage door to the back, or a man-door at least. I see the one on the side, but that is a lot of extra walking. Maybe omit that door as it would be visible from the street and might attract the undesirables...
Appliances - stay away from Electrolux/Frigidaire (sister companies) - bad experience with them.
Definitely run a 4" ABS under the driveway slab for irrigation - heck, run two. Its cheap. As for under the garage slab... not sure what you'd use that for except maybe wiring/air hose?
Garage epoxy - use the pro stuff, not the rustoleum kit from Home Depot. Though, you probably have that factored into the price of the slab and will have the flatwork guys taking care of that, so hopefully they're using the pro stuff.
Irrigation -- Wifi controller. SOOOO nice to be able to turn on zones from your phone while you're out troubleshooting something.
Thats another thing -- structured wiring. Run everything to a central location/panel. Sounds like you have a mech room in the basement -- perfect place for that. When in doubt, run extra wires. The big thing coming out now is Mesh wifi -- maybe plan some strategic/hidden power outlets and cat5 runs so you can place multiple Wifi APs around the house for best coverage.
Christmas light plugs under the eaves connected back to dedicated circuits and timers (if you're into that sort of thing).
