Reminded me of the youtube vid where a huge grunt was trying to lift a tire/wheel onto a H1. He failed pretty bad.

When I changed truck tires I could lift a double combo from laying down to upright. Any lifting was using a bar.

You could buy the property next to me in Idaho, 23 acres. Not flat enough for a large garden tho .

Thx guys, but renting as well as making her a ward is something I have considered.

The house is all but paid for, just a few payments to go and we could just pay it off with savings, but will use the profit. Everything she has is in a trust, I am the trustee and I already have full power of attorney.

Ward of state here they come and take everything, and with the house as an asset she is worth to much. For veterans benefits you have to have assets under 80K, not including your house, so she is good (that would really solve all the problems if we get that)

Renting would just net us enough to keep her going. Nothing for maintenance.

The right investment will maintain the principal and give us enough to cover the extra and even build the primary hopefully. This would be the CD/mutual funds.

The annuity costs 2.5% to get into (over several years) and 1% a year after that. Income is guaranteed even if the principle goes down. This is safe, can grow but costs more. Yes, I have always been told that annuities are bad.

Financial Prep / Investing for income after home sale?
« on: August 25, 2018, 01:16:42 AM »
Well, as many of you know I am about to place mom in an assisted living facility. Issue is it costs more than she makes and I can make up. Monthly rate is around $3500 and her income is about 2K. I am looking at veterans spouse assistance, but not looking good now as they were still married, but separated. Military retirement looks low too at jut $175 month.

Answer I have come up with is to sell her home, invest the profit (about 275K) and use that to cover the extra monthly cost.

I have talked to my financial advisor and he recommends and annuity for just the income end of it. I am no fan of them and still looking at options. It does have a 5+ interest rate garanteed, which is what I need (about $1500 month) Fee's are 2.5 up front and 1% year after that.

Another is to get CD's and roll them over now and then using the dividens for the same use. Principle is gauranteed, but interest can go up/down with renewal.

Same idea on mutual funds, but same issues as with CD's for the most.

Per my tax guy the annuity would have little or no tax issues and she pays no taxes now or need to file with current income.

Nothing is going to happen quick except her placement. Getting the Dr paperwork monday, then getting her in just the home paperwork.

It is a nice place nearby https://www.brookdale.com/en/communities/brookdale-vacaville.html and even closer to me than where she lives now.

Anyway, any more ideas from you guys or feedback?

We all like posts from Baylee!

I was looking at those locks. Aren't they made special for each tire, not generic for say a 16.5? A little pricey for pvc is recall?

Listened to a report today saying the the big 3 information companies (google, facebook, twitter) can manipulate the search engines enough to actually change the election results by up to 12mil votes because of how they list and tell what the truth is. Big problem is the low info searchers who believe and click on the 1st two-3 links.

Cordless, sawzall, insurance policy. Check.

They are full of foam, holes only make it wet inside, not sink it.

Ordered a weld on skeg and a switch I have to wire in, but should work. Even wife said she wants to go out in it and hasn't really got on me either.

I understand it is a balance. I am no expert but when people talk lifts, tire size and such they leave out how much your suspension is really in the tire itself.

Big tires and small wheels are great for off road, but not so for drivability on the highway.

I hear you Norm. Even the "skid plates" are a joke these days and the entire underside is designed to catch everything the tire picks up.

Looks like I found a home for my mom. Very nice newer place and I took her there after I toured it. Nice studio with a kitchenet (microwave but no cooking), walk in shower and can even have small pets. Meals are cooked to order like a restaurant which was a biggy for me.

About $3500 a month which is actually low in the state and nearby (closer than her house). I need to work on veterans spouse aid which could be around 1200/month. My dad was a career marine serving in both Korea and VN. With that, her current $2000 income we would have to sell the house and invest the proceeds. Figure around $250K clear would net 1500-2000 a month and even add to the till with spending cash. Right now I need to finalize the power of attorney and trust which I already run.

This has been on my mind for some time now and it is time, even she said so. We see the Dr next week for the form she needs but that should be a breeze.

Those tiles look great!

Yep, its been about the $$ for some time now. Unless you are illegal or have lots of $$.

Well, we found it actually helped to talk on their level. Wasn't always the best route but it worked.

As for insurance, on Ca DMV knows if you have it our not but was not reported to you on the street. They have to know so they can pull the registration from the vehicle if you don't, what a scam.

And another complaint while I sip my coffee,,,,,,,,,,,,,,,,,

Looks like the hour meter is not working, still has 116 hours after a day of use. Don't think it is far off though. Going to do a comp check, tune and oil change soon.

Looking for this 25 year old wiring assm for a quicksilver throttle. Also found a bunch of tools under the back seat, a little bonus.

I guess the cuts form the glass are no longer an issue?

I love an auto lens. Got to remember to adjust it but I was doing the same, could not the welds (no way its my eyesite,,,,,,,,,,)

Done plenty of hardfacing, it was not pretty but it gets ground down fast and looks good!

On another note looking at either having mom move in or placing her in a home. The later is very pricey but its mom. Looking at a couple places this week.

Hey, was that a jab at boat owners?

7095
Berryessa has a free use ramp! Who would have thought in Cali! That is also the closest lake and big with good fishing. Main running cost is fuel for now. I topped it off when I went out and its on empty now. Think I used less than 20 but still have to fuel it up.

I went over more videos and calcs and picked a prop. I was kinda hoping to get a solas, as they are the cheapest and I have the hub already. Ended up getting a Turning Point 4 blade 14x19. That is up 3/4 from my current and 2 more degrees pitch and the 4th blade. I may give up a little top end but should gain mid range and get a better hole shot from it. Was only 130 shipped and I have a spare now and a solas hub if I play more.

Looking at the skeg now. I can get a SS slip over for under 100, or a weld on for 40, then the welding which I would guess for another 100.

7096
That's another issue I am addressing. The trim switch is bad, and has a mind of its own and changes tilt with bounce. It will trim it down and I need to use the store switch to get it up. Goes up/down fine otherwise.

Once I get the right prop I may add a fin to the outdrive if it doesn't get up on step better. Still thinking 14.5x19 (3b) $100 or 14x19 (4b) $140.

7097
Sounds like a nice boat and a 10hp to boot. I have a 9.9 outside (new) that I may keep I got for the raft I have. Would make a nice troller but I don't want to drill the boat up. Even a elec troller needs a funky mount out front.

I found a few charts for the prop, watched videos and reviews. The 13 1/4 x 17 gets the boat moving and it planes nice, but it is a bare to get up and revs fast. From what I am reading the 3s are an all around good prop, but a 4 blade will get you up faster, giving up top end. SS is the best, but really out of my price range and still have to find the right size. Charts say a 14.5 x 19 3 blade, go down about an inch for 4 blades.

My motor is the 4.3 with the carter 4bbl, but can't figure if its the 190 or 205 HP. The FI motors are 220hp. I like the 4 blade 14 x 19 with the dual geometry props and will likely try that.

7098
Volvo, isn't that a ford? 19ft cuddy would be great for inclimate climate days.

How big is the alum and what size motor you looking at?

Doing prop research on mine now, might do a 4 blade for a little more pull. Looking at the turning points that have diff fin sets that claim the best pull and same top end. Heck just going up from a 13.25 prop to 14 is a lot, then add 2* of pitch!

7099
I will probably do the pump this winter. It is not hard but in the water would be a chore. Remember, it just has 118hrs on it now. https://youtu.be/IX9A-_zNobQ

Just added the topsider to my cart, that is a good price and I should have a coupon or 2 somewhere.

Oil changes are next, skeg repair, prop and the trim switch (works on auto now while the prop cavitates!)

Has VDO gauges and need to figure out the speedo yet.

After yesterdays use I pulled the drain on the transom and very little came out, pretty clear too. That was good news but it was a little looser than I liked.

Got a few giggles here: https://youtu.be/DHTOm4MDSu4 and I have helped recover some in a previous life,,,,,,,,,,,,
