Over the weekend I got the wall buttoned up, mud/taped, ceiling painted (was brown like the walls), PVA primer on the drywall and got the floor underlayment down.

Tonight I got the wall textured and the sheet vinyl down.

Well I've been getting my a** kicked the past couple of months. Family stuff, work stuff and more family stuff. My Mom is in assisted living and my sister and i are trying to sell a couple of houselots from her property. But the Town is claiming we need to improve the road it's on as they are claiming it's a "subdivision" (the road has been in place since the late 40' early 50's). Tonight is the first big step with a Public Hearing. I have an 8 page letter with back up exhibits etc. Been working around the clock on it. My sister (who's the real RE expert) is in Italy so the time difference has been a pain- I'm emailing her drafts at 2 AM my time so she can edit etc, then I'm up early to get next drafts done. Total PITA. But if we're successful it will save our Mom a substantial amt of money so worth it. But I would like some time back. Yeesh.

That doesn’t sound like fun Wilbur, as someone who has dealt with many planning commission meetings it was always a toss up how it was going to go prior to the meeting. I will say my experience always regardless how the meeting went if there was a will there was a way and being persistent helps. At the end of the day they are government workers and if you talk & harass (in a calm civil voice always) them enough they usually will help you go away...... Good luck!

That was fast work Ryan, nice job.

Buttoning up mine now, will be glad!

Cities can be a pain. I had to send out letters to neighbors when I wanted a second story on my garage! I thought buyers had to do the upgrades?

Didn’t you ask that over on DF? You’re not old enough for CRS to be kicking in!!  All joking aside, I guess I should explain for the folks here....

The washing machine hose leaked at the wall connection end... slow drip into the drywall, insulation, outer OSB. It wicked up the insulation about 5-6 feet! At that point, I just opened up a 8 foot x 8 foot section to fit in two full pieces of drywall (minus 3" at top so i didn't have to deal with mudding the corner).

That was a big repair for that little leak. So it got to the floor too?

I think you need a GFCI for an outlet within 6ft of water now. Wouldn't be a bad idea with the look of that old leak.

Yup, it got into the floor, but amazingly (since the laundry room is upstairs) it did not get into the ceiling or wall below.

I took the opportunity to add plumbing for a utility sink, so yes, now the washer outlet must be a GFCI since it is within 6' of the top edge of the sink, whereas before it was not required.

http://www.mcgarryandmadsen.com/inspection/Blog/Entries/2017/5/5_Does_a_washing_machine_receptacle_outlet_require_GFCI_protection.html

I hope to stop hemorrhaging money soon... dog cost $250 on Saturday, too.

Save yourself the trouble... replace the $20 washing machine hoses every 5 years like they recommend.

Ryan??? Who’s Ryan??? Oh CRS.....

Looks good. Thanks for the redundant explanation.

Yeah on my weekend place I turn the water off before I leave.  Just in case.

My laundry in the full time house is upstairs and has a tile floor with a drain in it.  Never thought about it much but now I’m glad it’s there.

Got a new phone. Was able to download the tap talk app. Wife will be happy. Any pics I took with my phone get sent to her via FB messenger so I could get them on my tablet to share here. I got the exact same phone I had but for some reason I could not get tap talk.

No they just pay us so much an acre per year. Its kind of a headache but I guess it's worth it. We only have like 5 acres around a twisty creek. Basically just made the field straight.

From my old Les Schwab days, I'd have diagnosed that as overloading for the weight rating on the tire, but hey, that's none of my business.

From my old Les Schwab days, I'd have diagnosed that as overloading for the weight rating on the tire, but hey, that's none of my business.

and I would have shown you weight tickets that said other wise!

when I moved to el paso, I had to deal with 2 tires that blew out on 1 side of my trailer (the I bought brand new 1 week prior) out in the middle of I40 between Amarillo and okc at 0100.  it cost me roughly $1k to get back on the road.  I called the trailer dealer and they said 1 sentence to me "our warranty does not cover tires, call the manufacturer!" and they literally hung up the phone on me. when I called the trailer manufacturer, they told me a 1 sentence response as well "not our responsibility, call the tire manufacturer!" and they hung up the phone on me.  when I called the tire manufacture (somewhere up in ohio (have I ever said ohio is a piece of inbred craphole state!)), they tried to tell me that the tires were over loaded, then magically changed their tune when I produced 3 weight tickets (1 from the beginning, 1 in the middle and 1 at the end of my trip that all showed the same weight), their next claim was something like I never checked the air in the tires, but then again changed their tune when I produced the video of me at the truck stop 30 minutes prior showing me at the air pump checking and filling the tires with air.  when all said and done, the gave me about 2/3 of what it cost me for the repair!

so it looks like i will be going thru this again with another tire company.......

Nate,
Have you checked out the 19.5" trailer tire conversion?
16" 14 ply tires for my dump trailer were 200 each. But I could have got 19.5 tires and rims for 400 each at Discount Tire. Diesel power mag did a story about these a couple years ago and they had good results on their trailer.

You know Dave, at first glance I thought that may have been Hildabeast. You know in a stumbled fallen position. But proportionally the midsection and the ankles didn't look quite large enough. However, maybe you're onto something here. You know with Ken and his affinity (love) for H maybe what he really desires are those true hardcore Republicans and H at first glance in her natural state resembles something along those lines?

Took the scouts to a Go-Zero off grid place

Water generator pick up tube

Water siphon that the water dumps through to turn two props.

Here the tank water level was to low so we closed the valve and increases water which helped the siphon pull more water through the prop

and it’s personal worm bed inside for compost

Spring weather update from Minnesota. Ugh. Nice little blizzard.

Daughter called from school in Tampa saying she was going to beach. It was 85. Hmmm

I worked on my truck some this morning then went home and watched the blizzard. I think I might go out later and ride some snowmobiles. They got left in the shop after the last snow melted. I need to get them back to their own shed.
