Permitting is such a wonderful thing. Having to deal with people that don't have a clue what to do except this spreadsheet says you can't do that unless you give us another pile of money.

No permits required where I'm building...
Here is what it should look like-

Nice, very nice. I really like the wrap around porches. The wife gets the three bay garage and you build a detached shop/garage close by?
Higher Caliber:
Yeah, 60x40 up closer to the road. Part of it will be classroom area. Then we will have a large 8 stall horse barn with tack room and man office centrally located on the property.
