Thanks, one of the few that is accommodating for a live in parent. Plus it’s a mile and a half from our current home so we can stay here local where we like it with girls all in high school next year.

I miss seeing those beautiful mountains. I have climbed Longs Peak many years ago. Nice view.

I like the layout and I think it is super they have the “nextgen” option. But shouldn’t it be “pregen”??

Id suggest you look at changing the tube in the master,  make sure they leave ample space between sink vanity and the tub.   Enough an injured person could climb in. (https://uploads.tapatalk-cdn.com/20181216/c81e493ee44d533a3e02be2579ea3549.jpg)
We have approximately 3 feet and if I had a broken leg my wife and I couldn’t occupy the space to help me into the tube. 
The other thing they tried to do was put a faucet here in red.   I had them rip out the tub and move faucet

Full basement, around 2k sq ft unifinished. Kitchen is huge, wife likes to entertain. I think the steps should be that or less, hard to tell but looking at lot do not think the home sits as high out of the ground as the spec home.

The plans are pretty much as stated, Lennar builds all inclusive so you don’t pick much at all. I was able to get them to leave the closet in master and moms walk in closet bare without shelving so we can build them out.

With your plan not showing dimensions of the vanity. Verify.   Anything less that six inches in between the vanity and tub is hard to clean,  we are actually going to tile the side of our vanity.

I agree neighbors suck but I’m anti social so I just glare at all of them.... :tongue:

I’m not against owning acreage, we own some still in Indiana. I just don’t want to own acreage where I live. The problem with owning it where I live is my OCD for a pristine landscape goes into overdrive and I work myself to death keeping it immaculate. I don’t enjoy it really and at my age I know what I do enjoy & how to differentiate between the two. This home will not have grass in the back yard even. Several trees and a plot of fake grass for the dog to do her business on that always looks green and I can spray off a couple times a week.

It’s colorado, other than cottonwood overgrown ditch weed trees nothing grows here naturally. So we will plant them and have to baby the ones we do plant.

Fake grass for the dog, we tried that but our dog didn't like the smell or feel of the fake stuff. Lots of walks and trips to the dog park. Good thing is we are only in AZ for 4 months.

Yeah, there is a trail that goes right north of our subdivision. I used to ride my bike by this when they first started excavation. What that entails in case anyone is wondering is that the “good builders” will dig all of the soil out until they hit bedrock due to the bentonite clay in the area which can cause foundation issues. Then they back fill and compact (many times using water to backfill even). Then when they are ready to build they used these front end loaders to dig.

Finished roof today, that guy did the whole thing himself in 2.5 days pretty impressive

At this point the siding should be done tomorrow. The rough in for hvac & plumbing is complete. Now they roof is on I look for electrical to be roughed in this week. Builder calls me every Monday afternoon with an update like clockwork.  :likebutton:

That’s the kids loft area on second floor. As far as colors outside yes, they give you a dozen color / roof combos they have put together to choose from and we did that back in Dec along with flooring / tile and countertops. Lennar is our builder which one of top three in the US and our experience with them so far has been very good. One hiccup we had was this last weekend and they are having tile issues getting stock and or moving to next generation. So our old picks on two items were not available. So we had to pick again and unfortunately I liked the old versus any of the new. As far as interior color they paint a single off white throughout. Unlike a lot of builders you don’t get endless options with Lennar. To me I like that and upgrade costs are kept to a min. We can upgrade over the next couple years things we want such as lighting etc. so all in all we’re happy so far.

It’s is, although 4300 sq finished plus 3 car garage so it will take a bit. Mud is sitting in moms living room, she will have views of Long’s peak.

Directly out front or to the right no obstruction. To the left there will be a house, however we are a bit higher so it may not obstruct view from loft. There are several houses to left (4 I believe in a row) but as they get farther away the hill drops more so depending we will have views to the south as well just not sure how much until homes are built.

This is the one design I have been thru other than a separate carriage house detached where I think I may not strangle a parent while living with them....

We walked thru again tonight, looks to be either done or maybe one light coat yet to go on mud and tape (feathered out a good foot or more now). Three boxes of mud left too....

Those are some really nice drawer glide you have,   Top notch for sure.
Face frame cabinets and what looks like a nice finish.   

Rounded corners are harder to touch up once someone smacks it with a  hard object and makes for weird paint line changes,   Not my favorite

Wife and I had master walk in closet shelving left out and moms walk-in closet as well left bare. We stopped by container store today with measurements and they gave us a quote for both closet systems. About what I expected but does anyone else have a great experience with a closet system they can recommend? We had them quote Elfa, I will be doing the install.

Wife needs adequate shoe storage and trying to best utilize the space.

MDF is heavy but it makes good closet shelving if you want to build yourself. Elfa is not bad. I have some of their stuff.

Yeah, negative. Wife won’t go for that and frankly I don’t believe I have the time. Too many other projects coming with this place and still squaring away shop etc.

We did an ikea thing, only left a small gap,(ironing board could hide there)
Between the wall and shelf/drawer system. Had I not been on a time crunch, could have easily split the gap to both sides and trimmed it in making appear truly built in.  We love it, and our realtor said it will help with the selling of the house... of course not something your concerned about.

Possibly do a cheap cut to fit system from slowes or home despot to hold you over until you have a wee bit more time to build something proper?   You know, one of them Rubbermaid wire rack things.....

Well, we're almost there. We did walk thru of home to go over home functions, probably good for someone who has never owned a home. We close on the 7th of June. During this we taped up things that needed addressed. All in all I was pretty happy up until finish crews started coming in, my expectations and those of the crews differ a bit. I think in the end it should be a good home.

I noticed there is no drawer hardware? Installing your self or can you open drawers from the router detail. 

I love that cabinet color.  Makes the wood grain stand out, it’s not some ugly Blue which is a plus

That kitchen island looks perfect for lining food on to feed us all when we come stay st your house

If I had to nitpick one thing... what’s with the (assuming) return air vents? Not spaced evenly along that wall, or even in relation to each other.

Wife likes to entertain, drawer hardware we have to add. I have the drill guides so no big deal but this is how all the large builders operate.

Does your ceiling in the main kitchen step down? Framing I would call it a drop ceiling.     

Also wondering why the beam above the island if the ceiling isn’t dropped

Nope, dr Horton last home & now Lennar (both in top 3 in the nation for home building).

To me it’s not a big deal. I like to pick my handles anyhow. In fact several of the options they did give us for this home I just wasn’t a fan of anyhow.

Don’t worry Don. You can park in my front yard, backyard, back 40, creek, pond, wherever.....I’ll make sure the mulch beds are clearly marked though.

Not sure if that dura-grip is mulch rated more than the normal 1/2" depth.

Those things are pretty cool. But definitely not for common sense folk, I don’t think. Considering I think they are essentially the price of a nice house, and probably get 6mpg. I got a short tour of an early one when we lived in Maryland years ago.

28 days as of today

Well, we figured out why upstairs ac keeps going out. Drywall screw in the lines going to upstairs unit. The fix for this is on Monday 4 12” square holes being cut in the walls to run new lines. Frustrating is all I can say.

I have three neighbors uphill from me and 2 of 3 do not understand water usage in Colorado. Will try to get pics later but I’ve spent around $500 between trencher rental and tiling / pea gravel to get a good foundation on our back yard and take care of water which is being dumped on us. For the record I knew about the grades and to some extent the degree of water the back yard would see. The lack of intelligence on neighbors part and their landscapers is slightly frustrating but working through that process. I’m listening more and speaking less in regards to my opinions of things. More along the theory of I can only control what happens in my house.

Moved my mom from Indiana a couple weeks ago. She’s now admitting she has a lot of junk. To which I just nod. She has a list of things she needs done. For record she has lots to do but her priorities all involve me. That seems to be tapering off a bit which is a nice change.

Last of furniture (moms) being delivered today.

Wife hosted a large gathering last night. Smoker took a beating in the move, vent was bent and side shelf is broke, welded improperly. Wish I knew someone who could fix that.....

Lastly, my boss needs to get me a raise as this is expensive.....  :tongue:

Hilly addition, engineered swail runs behind homes on my side of street. I signed knowing it was there upfront. The home directly behind me added a 3’ high retention wall so he changed his backyard dramatically but reality is same amount of water is still coming from that lot. My bigger issue or his per se is the tile at base behind his wall is not working. Water is leaching our under wall. I made him aware of it. His landscaper told him the tile wasn’t working because he was watering too much.... can’t make this up.  :rolleyes:
