Hopefully it won't take them too long to get it under a roof.

The property is made up by two lots. The lower lot next to the brown house you see in most of the pics is rectangular, and just over 1/3 of an acre. The second lot on the upper end is more of a wedge shape and runs past where the street currently ends. Together they come to .98 acres. Because of local code, the shape of the land and the requirement to be a minimum of 35ft from the curb we built on the edge of the lower lot. The upper lot narrows as the street curves, we used the streets curve to fit the house and angle of the driveway just right.

Obviously not to scale or good art but here is a simple layout. I have the engineer's drawings as well but this was much easier.

How big is the garage? The bay on the far left doesn't look much deeper than 16' before you'd hit the furnace duct. Of course, pics are deceiving :)

Just about minimum for a good house, an acre that is. I think we have 20ft min but my lot is just 8k and much smaller.

I agree JR. An acre is really much smaller than what I wanted, but our kids are still in school and rural Missouri can be tricky as far schools go. I didn't want to take my kids out of one of the best districts in the state simply because of my desire to have land.

Maybe I'll follow a path similar to Big D and invest in my own chunk of land a little later in life. I'll be 40 in Oct and want to have this house paid off and land purchased before I am 60.

Good progress this week. First floor interior walls are framed. Garage floor has been poured. More support beams will be set next week and the second story will get framed. Everything should be ready for trusses late next week.

We've had about 6"of rain over the last week, which has really slowed things down.

We haven't decided yet exactly what to do with the floor. Probably epoxy or possibly stain and seal.

10 ft ceilings and 2x6 exterior and load bearing walls.

It's another Huber product. The Zip System made by the same company that makes AdvanTech. That green coating adds weather proofing and supposedly helps the joint tape to adhere. That is what the rep told me when I ran into him with the builder on site. They have a full line of sheathing. They were discussing what to use on the roof. There is also a brown coated version that is heavier duty. They may use that one the roof. The rep is going over the engineering specs with our builder.

Bob, I've not seen a construction site that is kept this clean. I mentioned to our builder how nice it is to see a clean job site and he pointed out that one bad accident can erase a lifetime of earnings. "Keep it clean and safe." His words exactly.

Ever notice how when the little things are done right you tend to question less and scrutinize less? Take for instance picking your truck up from getting tire service and there is grease on the steering wheel and inside door handles. It makes me go back and ask, "What else did you screw up if you don't have the sense or decency to wipe your dirty paws off before you drive my truck or at least ask someone who is slightly less filthy than yourself?" Maybe that's just me?

I find the same to be very true also. Working with the Military communication stuff we have a really high requirement for quality and if a small portion is not correct I have found that usually here is things internally that are also incorrect and we tear things down further to investigate, Than the assembler builds a rep for shotty work and slowly is degraded from level to level until no longer with us. Or they get promoted lol so they can't screw up product

Yes, we elected to go with drains at the doors. Much easier to get the concrete done right and I wanted enough drainage that I can wash a car or other equipment in the garage if I choose.

Beams were placed today for the second story bonus room. The front porch forms are in place and some other odds and ends.

Hard to see in these pics but the garage floor will hopefully crack. In those sawed in joints of course.

The largest beam is 6"x20"x22ft long.

The porch will be poured in the next couple of days weather permitting.

The shape should start charging again soon.

Here is a shot of the floor plan. Getting a PDF copy was a great idea (my wife's) that has allowed us to make notes of changes and questions for our builder.

One thing I wished I had done was get copies of all the blueprints from the builders when we've built over the years. Later when you need to add electrical plumbing or snake stuff between floors or open up a wall, it's nice to have those so you don't have to figure it out from memory or scratch

Get a large copy of the plot also so you can identify underground sprinkler (irrigation system) system, Trees, flower beds.
We had one framed with clear plexi over it so you could write on it with a sharpie.

I am taking lots of detail pics as well. Not sharing them all here as there isn't necessarily anything interesting to see, but I will always have a detailed record of how the house is put together if issues do arise.

Not to be stopped by an eclipse or heavy rain the crew made some major progress over the last few days.

The trusses make it look more like a house and add a few linear feet of lumber to the build.

Time for an update. Lots of progress over the last couple of weeks. Roof system is nearing completion. Front and back porch roofs will go in soon. The windows and doors will go in after the roof goes on.

A huge amount of work has gone into the roof. Especially the garage. It has taken a lot of time but our builder is unwavering in his insistence on quality and has only allowed his two most trusted framers on site during the critical days of framing the roof structure.

A few extra workers were allowed on the job site to sheath the completed roof sections.

2x12s were used in all of the main roof over the garage bonus room.

And go though the house and take TONS of pictures of the electrical, HVAC, and plumbing before your Insulation and drywall go up

I go back and reference my photos all the time, even when hanging stuff on the walls

At least put some OSB painted white, or some salvaged pallet lumber or something...

I know from our old house and issues we had there that I'm happy with the quality and our issues were minor. It is amazing some of the messes that get hidden behind drywall and OSB.
