Coated OSB and special tape for all the seams.  It's basically an alternative to tyvek.  The tape is really heavy and rubbery stuff.  The green coating is a thick almost plasticy layer.  Now that I've shown my technical expertise, I can say I don't know that it's any better than tyvek or other traditional vapor barriers. 

Bottom line, my builder wanted to use it and I did some reading and gave him a  :likebutton:

I know Dupont is spending a ton of money advertising against zip.

Well, that does eliminate a step, which is good. I have a roll of vapor barrier for this build and will use foil back OSB for the roof.

Negative, those have 4 little wheels on the bottom and the dopers ride them down the mountain roads west of Boulder into town laying face up on them with a death wish of being run over by someone coming up those mountain roads.....
Living in the remote north hoping Ken doesn’t bring H up here any time soon…..

In reality probably just about as "green" as a Toyota Prius.   :facepalm:  Pay no mind the ecological havoc caused by the manufacture of all of this eco friendly horse crap.

Lots of rain over the past few weeks, but that hasn't stopped progress completely.

We have a competed roof.  Windows and exterior doors will all be in tomorrow.





The lower level of the tiered retaining wall is in behind the house.  It is sitting on  a 12"x24"  footing.









There is still some work to do on the grade above the next tier of the wall.  Then the footing will be poured and the second tier completed.  They did a great job with the curve of the wall.

Inside, the plumber has roughed in toilets, drains, and vents.  Most of the outlet, light, and switch boxes have been installed by the electricians.  We're going 100% LED.  Cabinet plans and design is complete.

The ceilings are 10' we didn't want to be cold in the shower. Due to the size most of the people we asked including the builder and plumber recommended dropping the ceiling in the shower.  We picked 8'.  Hopefully we don't regret it.  I'm thinking it will be just fine.  I've survived this long in showers 8' tall or less.

I don't think they liked it much.  Two of the workers got into an altercation and were fired on the spot.  I guess the new neighbors got quite a show.

It's been a while since I've posted an update.  The tiered retaining wall behind the house is nearly complete.  The capstones need to go on then it will be finished.  Concrete for the back porch has been poured.  Plumbing, electrical, network, and HVAC should all be complete today and we expect insulation to be sprayed in right away.  Drywall is set to start next week.

Second Tier is mostly in, working on final grade.





Grading is mostly complete.  Some finish work to be done, but this gives the basic idea.







Here is a better look at the porch.  Those gaps will be filled with pavers.

I've taken detailed pics of every wall so I have a record of all of the wiring and plumbing throughout. 

Exterior trim starts up today or tomorrow.

I really like the looks of those walls, not too high behind them but still a very nice retaining wall set up. Keep the outfall end of the drainage open and you should never have a problem.

Very pleased with how those walls have turned out.  That entire area has a huge amount of drainage built in.  I don't foresee water problems around the back of the house..

This is coming along really well!  Some of these details are very thoughtful.  Gonna be a great end result.  When we built ours I remember being so impatient I wanted to start swinging a hammer myself.  Good thing I didn’t!  Haha

The sidewalk was finished last week.



Work on the patio and more drainage wrapping up.













Insulation started today and should be done Friday.  Drywall next week.

Have you ever owned a big house in the past?

Reason I ask is I learned something. We went from a 2900 ft2 home to one that has 5320 heated and 7500 total ft2. What I discovered is that you have to clean all the time. Find a good house cleaner and pay them well and have them over often (Or your place will begin to look like mine...Yikes!)

We're going from about 2700 to just over 3800.  I expect that you are 100% correct on the house cleaner.  My wife is shopping robot vacuums already.  Luckily we only have two and a half baths to take care of.

Here are a few more pics of progress on the house.  The builder updated our completion timeline to mid to late Feb.  I think maybe he's being ambitious.  There is a lot of work to do.  Let me know what you all think.  We're getting more excited by the day.

Driveway is nearing completion.  Pavers will go in those gaps between the concrete pads to match the theme of the pack porch/patio.





Ceilings have been sheet rocked.  Insulation should go in the attic in the next day or two.  They should start on the walls today.

Work on the exterior is mixed right now.  They are trying to wrap up the last of the concrete this week.  Soffits, trim and stone should start going on this week as well.  We've had some delays on exterior materials so it would be nice to see some action outside in the coming days.

Usually twice a day.  I meet him there almost daily after they wrap up work to walk through and talk about issues.  We've caught a few things, but mostly he has a plan.

I am at the point of how to get my sheetrock upstairs!

When I did a side addition I fired my builder when he started the sheetrock. Ceilings were 1/2 off from the old ones and he didn't care.
