As some of you know already I’ve been working on a larger space / different shop layout.

Flash back to fall of 2018 in which I had purchased back my prior company 6 months earlier and I needed a work space. I then purchased the 1125 sq ft shop & it’s been a good space, lots of growth and twists and business turns since.

Fast forward to now and I know what I currently need and have secured the next space going forward. So over the coarse of the next three months I’ll be outfitting the new shop and then moving equipment into it.

New space 16’ wide single overhead door, 1500 sq ft, 22’ ceilings. First job is to add extra insulation to the roof between the z channels as this will lower heat bills in winter and help with keeping temps lower in summer. I’ll be having some electrical upgraded and new lighting and ceiling fans installed next. I’ve already started procuring steel for the mezzanine that will house my new office along with a space elevated for compressors and air storage. With Charles help last week I ordered the mini split for that space.

Single largest difference between then and now is I literally have the floor plan on CAD and have been moving lifts and equipment around to best fit space and work flow.

Yeah, I haven’t taken any pics yet. It’s in same development as my existing shop, actually right across the isle. I’ll update with pics shortly when we’re actually making some progress too.

Almost straight across uphill, I’ll be retaining the other shop and leasing it for income. Plan is to be out of old shop by end of August.

Prior to really moving anything in I need to get the ceiling double insulated (they add insulation between z channels). I’ll add ceiling lights then, fans and move some existing wall lights and the electric ceiling mounted heater to make room for office.

Current state of new shop this morning. The electricianan is going to start preliminary wiring on ceiling w/ mc4 prior to adding extra ceiling insulation R30 so the wiring will be hidden by insulation making a cleaner look. Ceiling heater and a couple lights need moved on left wall to make room for office on mezzanine. Picked up a couple 16’ tall x 9’ x 3’ pallet racks with ten 9’ horizontal beams per rack. Shelves are each rated at 5k. Once lighting, fans and lift wiring is complete I’ll start slowly moving to new shop while building mezzanine.

This is very true….

Old shop, 30’ wide x 50’ deep 2 overhead doors and L shape with one bay half as deep 1125 sq ft w/ 14’ ceilings

New shop 30’ x 50’ rectangle w/ 22’ ceilings and single 16’ wide overhead door

I’m technically not color blind, I just pretend when I run short on certain colors……  :wink:

Ceiling insulation crew due in end of next week, will be a combined total of R49  :shocked: which technically is true but not. You see they sandwich R19 above Z channels and under roof decking. So it’s probably half at around R8 I’d guess. It takes an R30 to fill the void in between Z channels. Paying $3.26 a sq for the insulation installed.

Lights moved and pre-wired for ceiling fans and high bay led’s along with the two lifts which will reside in back of space. Wall lights and ceiling heater were moved from south (left) wall to make room for mezzanine / second story office.

Insulation day, adding it between the ceiling Z channels. First they hang banding every 2’ to support it.

I don’t use either now and no extra ceiling insulation. It’s ok until it gets 97 or higher, the office will have a mini split. The insulation will help keep heat out and in depending on season. Ceiling fans help tremendously in both seasons too.

Hope so Bob and heat out in the summer. My electrician (good friend) is hanging led saucer lights tomorrow and possibly fans. He also has some R30 insulation left over from another job so will be adding that on the front wall with garage door. I didn’t have insulation guys do it because the pricing was getting pretty steep.

That would have been a great idea, I have a scissor lift we use. I can wired it and run conduit, I did in other shop I just have way too many irons in the fire at the moment.

Getting busier by the day and I was approached today to go to work for a pretty large outfit albeit boring work compared to what I do now. I’m entertaining it currently as it’s not something I can just brush aside due to who asked and compensation. My two largest concerns are working for someone else again and running employees. Neither of those are very appealing, it would be a challenge though.

 :likebutton: Yup, been eyeballing this for awhile. Hypertherm is and has been hands down the best plasma units on the market for years. Nothing else compares, these are getting hard to get. I was initially quoted a dec lead time but my local air gas store manager went to bat and tracked one down within the region at another store for me. More details to come shortly on the second half of this purchase…..

When it comes to hypertherm the model 30xp and 30 air are both compatible. Anything then larger than those two will work with a table. I believe my other was old enough it was not compatible but I never checked honestly.

Yeah, next Friday I run over to NE to discuss. I’m pretty sure I’m not going to do it. I don’t have the time nor do I want to. If I had nothing else going on it would be one thing but it’s not the case or even close.

So yesterday I caulked all the saw cut lines in the concrete in new shop. Keeps floor dry from collecting in them. I was told it was 24 hour stuff by developer who gave it to me. Came in this morning and it’s tacky, nothing on empty tube. I googled it and 5-7 day cure time…..

I have a fan on it now. Bummer

95 yesterday, 88 today so I don’t think it’s the temps. Stinks to high heaven in there so I have overhead door cracked and my large 40” floor fan running. I’ll see what it’s like tomorrow morning.

He’s used it for years on these units, buys it by the case of 30. Took 15 tubes to do the new shop.

Well, the floor sealant finally dried. So over the weekend I set up two 16’ x 9’ wide pallet racks. Then today proceeded to layout and anchor the mezzanine base plates to the floor.

Mezzanine will house small office as well as a landing to get the air compressors and air storage out of the way.

That was my first thought actually. However, it quickly got nixxed for several reasons. First being price and lack of availability. Second I would have had to modify the exterior to clear the garage door as not quite enough depth once on stilts.

After laying the shop out on cad the best bet is what I’m doing currently. Probably just as expensive though.

You can see back end of excursion sitting in front of old shop in bottom picture.

All the east to west horizontals are up in place and fully welded. Need to go buy some more for the north to south horizontal tie in’s. Once those are up I can build the staircase then paint it. After that I’ll  start framing the floor of the office and deck it.

After that I’ll most likely be in a holding pattern on rest of office building out until I get all the equipment moved / wired.

Current plan is to keep old shop for differential reman assembly work only. Need to hire and train a few guys. Big things coming!

It’s all secondary or surplus sub $500 other than the base plates cut from 1/2” and the stair treads are surplus left over from structural steel fabricator. Only new steel will be the two 8” @ 11.5# c channels I just sent out for quote for stair runners.

So I’m hoping all in less than $1k for steel structure and I’ll be really happy. I did have to cut off brackets and then grind clean the welds on bottoms of beams they put on to create camber for the mobile homes. It wasn’t easy or a fun job but it’s done.

As for Joe being the cause not really, as a steel guy that was more of Trumps doing as a nod to the US Steel industry just sayin.

So the office won’t be just a rectangular room. It tapers at far end, only about 300 sq ft roughly which is as much as I need. If and when I move again it will be to a legit retail type location, currently unsure if I’ll ever do that even.

The two post lift angles slightly to the back corner once installed. In order to keep some working room around it I angled it back then stuck the 4 post in other back corner square with the walls. This leaves front by door open for jobs that are quick turn. I don’t do a lot of small jobs on lifts. It’s always several days of work with axle swaps and suspension being a one man show currently (which is changing in near future now)

Now that I’m back from all the better half’s scheduled vacations I started work on the office / mezzanine again. Was able to get the cross tie ins installed and welded. Next will be 2x8 joists then decking and floor insulation followed by some thin sheeting underneath so lights can be hung. Office walls and finishing that will probably wait until next year I think as I just have too much going on currently.

Shawn wants a run-around Junker, so he buys a couple of trucks, parts and pieces them and swaps the factory motor for a Cummins. (Makes you wander what he considers a nice car?)

One guy on this forum wanted to take a couple flying lessons. Today he is a commercial pilot

Someone else, actually a couple of you wanted a get-away

Years later one tore down a mountain and is still building. The other is having grizzly bear problems, so we'll just have to wait and see how that turns out

One member lives north of the north pole (And has thoughts of moving further north!)

One man lost his mind. Last I talked to him, he was studying the female human brain. I want to think he is happy.

We have truckers and farmers, financiers, and a rocket dude. Not just a rocket dude, but one of the guys that made the thing fly off into space, then return home and land upright.

We have warrant officers who think they are officers and officers who think they are warrant officers. And of course, Sergeants who don't care what either thinks!

Are we over achievers or do all of us suffer from a vast inferiority complex? (And is that what really drives us)

We have military guys and we have Air Force people.

We have Dave's, and we have some who have learned to understand and cope with them. (Does that mean we are understudies in abnormal psychology?)

We have some leaders, some followers, and also some who are still wondering about what just happened!

And, having said all that, we still seem to have a darned good time sharing news of our eccentricities with one another!

Definitely, took some scrap yesterday around a ton actually. Things will get sorted out so they don’t make the cut to the new shop if they’re not needed.

I’m back to leasing out my old shop. My gut tells me to take a years lease on it. If the reman stuff works out I’ll take it back over and fill it out next year this time. This way I’m not paying overhead on two places while spending lots of money to get things rolling. Also only heating one place too this winter.

8’ x 5’ platform for both air compressors and additional air storage tank. Sticking with the surplus theme this is all secondary or recycled material other than about 20’ of 1” x 1/8” Flat that I boxed in ends of grating with to make it look cleaner when walking down stairs. Yes the grating has a couple spots that were cut and I may fix later but not structurally detrimental as is.

I’m buying some 3’ wide lengths for 30 cents a pound later this week. Using it for trailer decking, I wouldn’t want it as a weld table. Maybe table to plasma amd torch on but that just me.

Top of stairway header cut from chunk of 12” C channel. Goal is to make staircase removable to access compressors for maintenance etc w/o a long reach forklift. So it will bolt into this at the top and potentially float at bottom. I may install a couple anchors at base if I don’t care for how it walks.

Oh I bet it’s higher than that new. Our neighbor to laser shop back home IKG (which I think was bought out) big Texas company built grate decking. They built the location in Garrett, IN mainly to ensure they could be competitive on the Makinac Bridge which was supposed to have all its tread replaced at some point. We did all the custom fab grate jobs for them.

Placed the first air compressor in the mezzanine. I had started by picking it from above which is the preffered method with top heavy items. However, with the mast and hanging from chains it was too tall to fit between garage door track and top of mezzanine. After a little indecision on my part I was able to successfully pick it from below and hoisted it into its current position.

Correct, although I’m behind and worked last two weeks straight. As of the moment I’m doing a lot of walking back n forth between shops for different processes etc. Going to take most of tomorrow off, customer dropping an axle first thing in am then I’m out for family time (middle daughter is here for weekend from MT ST) and anniversary dinner with wife tomorrow night. Hard to believe she’s put up with me this long.

So I ordered this with the THC today. 5-7 week lead time, I’ve been following this company since their inception. They have a solid cost effective product. It will allow me to increase capability with a small footprint and ease of prototyping parts prior to sending them out to be laser cut in bulk.

He’s driving over tomorrow and needs it gone so I think we’ve come to an agreement on price for me to make it go away. Comes with 3 & 4 jaw chuck

Shawn, that was the same Plasma table I ordered and canceled. Supposed to be great units. Did you get it with the recommended cutter and 3rd axis? Kinda wish I had not cancelled but space is an issue at home. I may look at the Lincoln unit too now, they are based in Sparks with showroom.

Enco is based in NV and is OK unit (chinese). I think they changed the one letter (EMCO) which is the lathe I have. I had a 13/40 jet gab bed that was not bad. It was made in china. I had another made in Taiwan that was tight but to small (9x20)

JR, third axis? If you mean torch height control yes it is ordered.

As far as the lathe, yeah it’s either Taiwan or most likely chinaman depending on age of manufacture. My retired machinist buddy has basically same unit and it’s fine for what I need it for, can’t beat the price.

Yeah, I meant the THC, just couldn't think of it at the moment. I think that is just the right size too. Roll is around where needed or store it.

My 13/40 was pretty good, but that was a good 20 years ago. Got burned up in a garage fire and I still got a grand for it.

No DRO with it and they had it stood up on the end with the fiberglass cover that guards the pulleys. Luckily the skid was still bolted to it and took the brunt end of the weight. Everything inside looked fine. Need to find a DRO to add to it. Came with extra 4 jaw chuck. Hard to beat for basically half price of new.

After a quick trip to HD this morning I had some free time this afternoon to start framing up the floor to the office space. I really need it framed and luan hung underneath so electrician can wire / hang my under mezzanine lights next week when he comes for the equipment. Trying to get him a longer to do list. Once that is done I’ll go back and stuff insulation from top side and throw down the sheeting. It will most likely stay that way until later this winter when I frame up the office if and when I get more time.

Office floor framing complete, yes there are a couple extra joists when I have them running directly over the support beams. I do trust my welds but as a structural consideration it just made sense for an extra $20……

seriously, something to consider here, some rubber isolation pucks between the wood and the metal every 16 inches may serve you well to reduce vibration and noise from the compressors.

seriously, something to consider here, some rubber isolation pucks between the wood and the metal every 16 inches may serve you well to reduce vibration and noise from the compressors.

Hmmmm, compressors already have rubber 1” isolation pucks under them both. Had not considered it under the wood framing. Not sure if I like that idea honestly.

I have considered adding more posts under compressor area and making that a seperate structure if the vibration is too much. As it is only the office area is attached to the wall. By adding posts the compressor section would be free standing in of itself.

So that’s $300, I actually didn’t think that was too bad. I bought 3/8” ply for underneath 5 sheets which I probably need 6 or 7 we’ll see how good I am cutting and that was $110

But yeah the top floor decking plywood is insane still. As it is I’m still less in this mezzanine than the one in old shop 3 years ago since I used recycled steel for the structure.

Just use a good amount of glue, lay all the sheets on and then follow the profil with a router and bearing.    No cutting needed unless you joist spacing is off somewhere

I have to agree on this one.
Hockey pucks are cheap. Run a bolt from the frame, through the pucks and into a nut or something welded to the steel frame.
Would also facilitate pulling the entire shelf as a single unit when it comes time to move/upgrade again.

But, as you wish is best for you...

I get what you’re saying now. Yes the steel used mobile home I beam isn’t exactly straight as an arrow. Reality is it’s a ceiling to hold insulation up and hang lights on for under the mezz. Beams and ceiling get the flat black treatment. If it’s not perfect and it isn’t you won’t know and if you do you’re just asking for issues. Floor joists are straight and good.

JR I’m not following. I want the ceiling dark, it’s not going to make the lights any less effective as they’re pointed or throwing light down not up.

I finished the 3/8” plywood ceiling under the mezzanine so the electrician can hang the lights. He’s going to wire them from above between joists for a cleaner look. No he’s not picking his nose, however he may or may not be sniffing a sharpie…..

So between real work I’ve been slowly moving stuff from old shop to the new one and running air line from front mezzanine to back of the shop. I’ve added and plugged in some T fittings for future air drops. I repurposed all of the black pipe air line from old shop. As of this morning I’ve finished running it from front to back and not cut any pieces. Part of my issue or dilemma thus far has been the 60 gallon air tank stuck in old shop loft behind non rolling fummins build.

Then it dawned on me this morning like a light bulb. I picked up 2 lengths of c 4” channel x 20’ Friday for a custom trailer job I need to complete for a customer this week. So in the morning I’ll be tack welding those back to back to make a beam. I will then clamp / chain those to the forks on the forklift and will hoist that air tank out of the loft. It should be interesting……

You know you should have taken the air out of that tank. That would have taken about 500# off of the weight. That air under pressure has a lot of weight to it. LOL

Luckily everything listed has a place in my master plan. But yes it fills up quick, I’ll be cutting down some 16’ racks and changing them from 36” deep to around 12-18” to take advantage of height in the shop. I also acquired 13 old school automotive parts cabinets in a bulk purchase so I’ll be hanging those in various places.

Speaking of #LGB I have a new shop banner due in soon.

I figured everything had a place, just looks cluttered.

Can't wait till I begin to fill my shop. Found a couple spiral stair cases that my work temp and later be a good option on the far end.

Been looking at forklifts, big lathe after I'm dried in.

406’s, going to only use the portals and do a disc conversion on them w/ fabricated 9 center section. Most likely go under the bobbed 71 c60. Have a caddy 500 th400 eco-205/205 then. Plus some gigantic 50+ inch tires.

I’m sure it looks cluttered as I had just moved several items over from old shop and there’s several jobs in process in those pics. The fun of working thru a move as setting up shop.

yup that was a big thing too. they play it off like they're showing off the brakes and suspension but then you notice the brakes' manufacturers are not listed on the sponsors list...

This a common thing here on Oahu. Lift your rig as high as possible, leave out front driveshaft, and 14” rims with 28” tires… pointless but way too popular

I use concrete blocks under my shop press too, grabbed those at HD this morning for $1.67 a piece so for $15 I couldn’t make a steel rack to lift it that cheap.

BTW, shop is located in Weld county co. Which is largest oil producing county in state and full of ranchers. Hippies can pound sand……..

It was in mid 60’s today so I moved the mill and tube bender over to the new shop this afternoon. Only machine left is 2 post to move then a lot of parts yet.

So in at the shop this morning cutting and threading pipe to repurpose old shop airline into new shop system. In background of first pic is boxes upon boxes of NOS auto parts my daughter is inventorying for the owner.

Well, technically it’s 4x3 I believe. But you can always cut in sections if needed and weld together. Again I’ll use it for one off and prototyping parts and then order bulk laser cut as always. But small run jobs quick can be done on it.

I’m down to needing half a dozen fittings to finish air system and probably have to cut and thread one last pipe to feed the second air reel that still needs hung. Oh so close, but figured 6 hours today was enough, feeling accomplished for the day.

Charles, it’s a 6” steel channel standing vertical every 5’

I anchor the uni-strut (shallow 13/16 version) in the valley of the corrugated sheeting which is right at 13/16” deep so cabinets get bolted to uni-strut with 3/8” bolts and spring clips.

A clubhouse at a garage sized storage facility, Almost sounds like your shop is on a golf course.

Spent day finishing off shelving racks and relocating items from floor and off 24’ trailer into racks. Then hung a couple cabinets finishing that space. Earlier in the week I bartered off four small cabinets towards a gm 60 kingpin so I only have one cabinet left to hang now, thank goodness.

That’s why it’s sheet metal storage, and other stuff I can sit up there with man lift. At 16’ high it’s not the shelf I use for quick turn over.

Bob, those are 16’ tall x 9’ wide x 3’ deep (2 uprights and 10 horizontals) I paid right at $450 a set for reference.

And for the record this shop layout is so much better it’s silly. Been needing this for awhile now.

Shawn,  those shelves are way too large for my needs. There are a couple places local that have good solid steel shelves 6 high 6 wide and 18 inches deep. Should be able to attach to the wall studs to keep them in place.

Office subfloor glued and screwed in place, used 5 sheets total with very little scrap. Which is good because that stuff is a hair over $60 a sheet with the D loving governor’s share….

It really stiffened up the frame work laterally as well. I imagine once walls are erect and framed they will help as well.

I believe this is the 19/32 stuff which was fine as the joists were max 16” center and due to steel I beam framing several places half of that as I had extra joists either side of the beams running parallel to the joists. I’m going to run furring strips on back wall instead of framing up a true 2x4 wall. Then tie the rest of the 2x4 walls into that back steel wall which has insulation behind it. It will give me a little more floor space and strengthen the structure as well.

I need to get windows purchased next then start framing walls.

Moved the 2 post today finally, waiting on electrician buddy to come in and drop power down to it. Didn’t take any pics, went pretty smooth and took 2 of us about 5 hours to disassemble, move then reassemble.

I did however, remove some old hub caps from my scrap bin and hang them in my electricians shop (he builds 67-72 gm trucks only) because we thought he needed some diversity and inclusion in his life……

Moved the jib crane today, getting it down was uneventful. Putting it back up was another story. It kept trying to slide away from me as I lifted it. I ended up tying the base off and the rest was cake.

Yes, 14” diameter x 3/4” thick oil field pipe 14’ tall, used 6” c channel welded back to back for the I beam and then 3/8” cable.

5” 35k psi with lots of bar in it. No cracks around it in old shop, if it cracks I’ll move / cut / dig and put in a deep footer then reinstall is the plan.

Yes, about 25 years ago in a specialty application because it wasn’t as available then as now. However, something to keep in mind. I drill the slab all the way thru. If I need to remove these in the future I just pound them down and grout the hole in. What I’m doing in my old shop. Epoxying them not so much….

Bob, the physics are amazing,  it’s stronger than the surrounding concrete.  stainless allthread and epoxy is stupid strong.

Just coat it all then match later. I'd use the epoxy too. I've heard expansion bolts can crack the cement on the bottom basically making the cement thinner.

I finally closed on the new shop last week. Old shop I had floor epoxied and I have received a deposit check on it. I’m selling it and collecting almost 30% increase in value over last three years after expenses. I’ve decide a recession is coming and I don’t want to be a land lord. I do want to cash out and look for my NW Montana ground if and when things take a price hit. Ken is begging me to be his neighbor and tell him
h jokes daily in his older age. It’s very tempting……

As of today I have the walls to my office / efficiently apartment framed up. I started hanging 2x6 ceiling joists and ran out of time. Had to go to an early Father’s Day lunch with 2 of my 3 girls. I’m going to try and get ceiling joists and all framing complete tomorrow.

Ken, we’re looking at western Montana, unsure of Idaho yet.. Wife and I are heading up in august to take youngest to college first or second week. I’m shutting shop down for a couple weeks while we explore.

Not sure I’ll buy this year unless it’s a good deal. Most likely wait for dust to settle and see where everything shakes out. Wife has two years to finish her latest degree then we can live wherever as long as we have good internet and thanks to musk shouldn’t be an issue.

Several things on my laundry list are in this order. Water source on property, good whitetail hunting and fishing close by. I’ve been talking to a realtor near Helmville, MT for sometime now and it’s atm where I’m concentrating my search. But that could and may change…..

Kentucky is going up fast
I paid something around $840 an acre
Now $3,000+ for basic stuff, and even $10K/acre for good field.

Could sell it today for over $400K
With that shed developed into a cozy cabin/house, and the barn completed, I could be looking at a cool million in the not too distant future.

Land is nuts. I paid under 2k per acre, 40 acre plot above mine just sold for 180K.

I get bot offers on mine all the time. I tell em $400K

Scary part is
1. I think we will get there
and
2. What will I be able to buy, then?

My home: Built it for $500k. 5123 heated, 7500 total on 2.5 acres in an equestrian community, surrounded by horse farms.
Last estimate I had on it was $969K!
That's not cool
Sure, I am increasing my wealth
but
the higher valuation is only increasing taxes/tax base, so it is actually a hindrance.

When I bought the farm I paid about $4350 per acre.  That was for a big parcel.  1 acre lots are goin for around 25K around here.

Crash pad / office coming together. The 70’s circa wood paneling came from friends basement remodel for a case of beer. Plan is to trim it out and paint it a light color. El cheapo ship lap look

I’ll slowly finish this interior and exterior as I’m down here over the next year or so. I’m going to put the staircase in as well. I have everything for it so once it’s done I can rent the space or sell it. Time will tell.

Of note, when we were in Iceland, many places had used laminate flooring on the walls as a feature wall at least. Looked good enough that we’re likely doing a wall or more with our leftovers at the lake.

Sold Colorado shop this morning. It was a good place, great people. I’ll miss it a bit, I won’t miss the taxes and overhead. That Chapter is closed officially.
