Would it be a bad increase to have the OH doors opposite each other the same 10x12?  Driving straight thru might be handy.

I can drive though with everything but my TH (which may go away). Everything else fits fine, but it did cross my mind.

How tall are your walls jr?   Can’t have a room upstairs of the living area?  Seen a few plans where they have a second floor deck under the patio roof.

Dave, side walls are 16'. Leaves room for a mezz all around.

I plan on putting the upstairs to good use, just not until later when all the permits and inspections are done.

Correct, that's why I went with 16' walls and taller roll up door rails. I can do a 8' ceiling with a 1' mezz and still have 7' at the walls.

Zoning is GRA, general agriculture 40 acres+. 1 residence per 40 acres, no mining is about it. No HOA.

Lots of horses in the area (wild too), shops, businesses. Very rural. Once I get the occupancy cleared, I am free!

Footing walls? Needs 2' under pad perimeter for frost, 16' walls.

Yes you usually pour a footing 12-14 inches tall 2ft wide.  Then you put a wall on top.   Frost wall.   If you pour those tall you get extra height.

Not sure about the footing, they spec it for the building size. Included in my package. I know I need a 2' deep footing for the frost at my height. Looking for a 5-6 inch pad on that for both in floor heating and a lift.

No spray foam. Beside the cost I am starting hear about the chemical venting more and more. My building has no insulation in the living area, I will use Rockwool like I used here. About a 1/3rd more than FG, but double the R for the depth and will not burn or absorb water.

The building gets 6in on the ceiling, 4 in on the walls for a start. Also adding ridge venting not included in the package. They supply a flat ridge cap compared to contoured and I get vent for the little valleys. Also looking a louvered fans for the gable to move air on hot days.

Check out spray foam.  It will really seal things up and make a big difference.

What Dave is talking about, is what we call out here, a stem wall. You pour the footings as tall as you want, above grade. So essentially if you had 2' tall stems, your building would have 18' walls.
The slab is poured separately in this configuration, instead of monolithic.

My last big garage had two foot stem walls, it was nice in that the siding didn’t go all the way to the ground and he’s was not damaged by lawnmowers, rain splashing up on it, or bugs.  I wish my current garage had a small concrete stem wall at the base, as the siding has taken a beating from before we bought the place.

Not sure if that is doable. 11" I beams are the concern and their mounting. I already added a critter guard. 16' will still be nice.

If you spec the building with 2 foot stem walls the company can make it happen. Not their first rodeo and it gives their engineers something to do. Makes for a lot nicer ground contact for the building, gives the snow a place to buildup, and looks finished.  Just let the estimator know how high and what their building attaches to.

Yeah, and you can backfill more, the taller it is... like if it was backed up to your cut in the hill you'll have to leave a small ditch around the slab because having tin all the way down to the ground doesn't allow for backfilling. Not sure if that matters, just throwing some thoughts out there.

Did some more filling and cutting and looks like I may hire someone to finish it off. I am pecking at it with the compact.

Was hot as all getup and had wind and fire warning and evac coming over my phone. Fire was 25 miles away over 2 highway!

Neighbor is getting his tracked loader going and his backhoe out of the shop next week. He is priced right, beer, fuel and some $$$.

Opened up the pad to 100x120' for a little breathing room on the 40x100 building.

Got a well permit and perk test permit (2k by by), well scheduled about a month out. Need water to compact everything.

On the well pump, starting to do research for AC vs DC and going solar. Right now power is in the air too. I can run the pump (AC or DC) on a gen, but thinking solar (way cheaper). Either way I want a 2500 tank for storage on a hillside. I can get basic pressure with that and boost for domestic use. Well is 56 feet down to the sediment, probably a foot or two of that in there as well. Will vary widely from a depth of 6-8 feet up to 30+ feet depth. Seasonally weighted of course

Boys and I went up for the day. Mostly to work on the retaining walls. Several loads of rocks later they were stacking pretty good. Probably another foot on the pad side as it gets leveled out.

Then they climbed to the peak just before dark. They are there, just not real clear.

Good day until the neighbor complained about us loading the truck (2145). Almost a 1/4 mile away but not in view when the shop is done.


Just noticed you can see that problem rock in the road in pics 2 and 3. (green)

Issue with the neighbor was probably when we loaded up the Gen, figure I'll fix it at home.

Was able to capture on my new LG phone. Just $200, you guys and your crazy phones! Was in the truck charging, saw it as we left.

Here is the timeline, we were loading up. Got the number, but no name on it.

Probably about 1/2 hour in total putting the tractors away and loading the gen into the Dmax. The gen was a little work, tractors I do all the time late, just the way I roll. Never answered them and not like I do it every night. No patience for sure. I will let it go for now.

I was talking over the tractor running when loading the gen, my voice carries good anyway. I run them just over idle when late and the light bars really do put out.

These same neighbors complain about the other neighbor (tractor guy) who rode his dirt bike too. 2 stroke that may annoy me too if ridding for a long time. Same kid (30) borrowed my HF mig for a few things and said it worked great on 110. Repaired a header and skid plate on his desert truck. Gave me a 55gal drum and bale when I asked where I could buy them.

Guy who sold me the land had a heart attack and was in the hosp. Sounds like it wasn't to bad since he text back, think he is about 10years older than me.

Kind of of a tough call. Who was making all the noise the few nights before JR was up there that night. Maybe someone else has barking dogs that don’t start till 10 pm.
If that had been me, I would have been up talking to JR to see what the problem is. 10 PM is getting a bit late for a bunch of noise and if it happened more than a few times a week I would be upset too.

I would hate having someone like that nearby...The very reason you move out to the sticks in the first place.

I'd suggest you take over a "Jug of lemonade" and work it out civilly. Once you do, and it fails, you can take the moral high ground...or have solved the issue.

I have been to their house, had a tour (log cabin). Just talked to hubby last week. Came form the wife, maybe just a bad night.

Just spent a couple hours with the arch getting our ducks together per say. Plan is close but some tweaking going on.
