Broke ground weds 11-12-18





This morning HH6 and I stopped by and they were stripping the footers







Should have decent view of Longs peak from front porch




Living in the remote north hoping Ken doesn’t bring H up here any time soon…..

Kids today don't know how easy they have it. When I was young, I had to walk 9 feet through shag carpet to change the TV channel.

Thanks, one of the few that is accommodating for a live in parent. Plus it’s a mile and a half from our current home so we can stay here local where we like it with girls all in high school next year.

I miss seeing those beautiful mountains. I have climbed Longs Peak many years ago. Nice view.

I like the layout and I think it is super they have the “nextgen” option. But shouldn’t it be “pregen”??

No basement? Crawlspace type footings it appears. 

Will you have that few of steps into the home as the photo pictured? 

I like your floor plan, good size kitchen, master bedroom accommodations are nice

Id suggest you look at changing the tube in the master,  make sure they leave ample space between sink vanity and the tub.   Enough an injured person could climb in.
We have approximately 3 feet and if I had a broken leg my wife and I couldn’t occupy the space to help me into the tube. 
The other thing they tried to do was put a faucet here in red.   I had them rip out the tub and move faucet

Full basement, around 2k sq ft unifinished. Kitchen is huge, wife likes to entertain. I think the steps should be that or less, hard to tell but looking at lot do not think the home sits as high out of the ground as the spec home.

The plans are pretty much as stated, Lennar builds all inclusive so you don’t pick much at all. I was able to get them to leave the closet in master and moms walk in closet bare without shelving so we can build them out.

With your plan not showing dimensions of the vanity. Verify.   Anything less that six inches in between the vanity and tub is hard to clean,  we are actually going to tile the side of our vanity.

Looking at those footers I ask myself,  they're building Freedom Tower #2 in Colorado?
Looks nice (except for having too many neighbors), but I also remember you saying you don't want to deal with acreage anymore.

I agree neighbors suck but I’m anti social so I just glare at all of them.... :tongue:

I’m not against owning acreage, we own some still in Indiana. I just don’t want to own acreage where I live. The problem with owning it where I live is my OCD for a pristine landscape goes into overdrive and I work myself to death keeping it immaculate. I don’t enjoy it really and at my age I know what I do enjoy & how to differentiate between the two. This home will not have grass in the back yard even. Several trees and a plot of fake grass for the dog to do her business on that always looks green and I can spray off a couple times a week.

It’s colorado, other than cottonwood overgrown ditch weed trees nothing grows here naturally. So we will plant them and have to baby the ones we do plant.

Fake grass for the dog, we tried that but our dog didn't like the smell or feel of the fake stuff. Lots of walks and trips to the dog park. Good thing is we are only in AZ for 4 months.

Ya, Diggin' a basement, I know, I know...

Yeah, there is a trail that goes right north of our subdivision. I used to ride my bike by this when they first started excavation. What that entails in case anyone is wondering is that the “good builders” will dig all of the soil out until they hit bedrock due to the bentonite clay in the area which can cause foundation issues. Then they back fill and compact (many times using water to backfill even). Then when they are ready to build they used these front end loaders to dig.

At this point the siding should be done tomorrow. The rough in for hvac & plumbing is complete. Now they roof is on I look for electrical to be roughed in this week. Builder calls me every Monday afternoon with an update like clockwork.  :likebutton:

heck, we are in a ranch with basement right now.  I kind of like both a ranch and a ranch with basement.

A few random shots of the build progress, currently mudding and taping now in prep for the texture. Bricks have been dropped off for the lower garage trims and lower porch posts. about 6-7 weeks to go yet.....

That’s the kids loft area on second floor. As far as colors outside yes, they give you a dozen color / roof combos they have put together to choose from and we did that back in Dec along with flooring / tile and countertops. Lennar is our builder which one of top three in the US and our experience with them so far has been very good. One hiccup we had was this last weekend and they are having tile issues getting stock and or moving to next generation. So our old picks on two items were not available. So we had to pick again and unfortunately I liked the old versus any of the new. As far as interior color they paint a single off white throughout. Unlike a lot of builders you don’t get endless options with Lennar. To me I like that and upgrade costs are kept to a min. We can upgrade over the next couple years things we want such as lighting etc. so all in all we’re happy so far.

That is a lot of mud!

It’s is, although 4300 sq finished plus 3 car garage so it will take a bit. Mud is sitting in moms living room, she will have views of Long’s peak.
