Tomorrow should get footings
If you look at the homes across the street. We are maybe two feet lower in elevation than those.
My excavator wants to bring in 75 yes 75 truck loads of soil to build up my lot so the others are not dumping water onto my property.
So far the deepest hole was to reach my sewer line. Seven feet down which reviled all of my soil colors.
2 feet of rich farm soil, two more of sandy silt stuff, 4 feet of thick clay. Than water. The hole back filled with water as we watched. I should be fine at my house level with a sump pump in the basement
Two weeks for concrete to cure and I should be framing.
As today was my last day at L3 technology I will be starting tomorrow with my new construction company. Running a framing crew

what the guys said. My brother's experience with contractors the last few months (and mine, since I've been helping and chewing their butts) has been the unpleasant part of the build. They're in it for the $, trying to shortcut anywhere they can, even the guys I'm friends with.
Common sentence from the framer and concrete guys; "what's your issue, it'll get covered up"

Had a chat with my back yard neighbor, 92 yrs old developed the subdivision he is in 25 years ago. He has been watching my house go up interested to meet the owners and so forth. He will be a good ear to the ground while I am not there.

Blow outs happen even with best of planning, sucks about the door though.
Buddy of mine when they poured his basement it was a foot narrow on length and width. Didn’t realize it until the walls were poured. Concrete contractor made comment well you can always cantalever the floor joists out over the edge of the concrete! :rolleyes:

They are moving fast, but make em build it for you.
Looks like they are using the garage as a dumping area. With a garage that big it will bite you later. Maybe even burn that crap out so all the bio is gone.

Don’t bother, just confirm (by current elevations & opening for garage door) that they are going to go in there and remove all the sod & some dirt when they prepare to pour the garage floor. My guess is that is what will be taking place. Maybe I’m missing something but I think that is the plan as I’m understanding it from this last picture.

We have had some pretty crap weather last week, snow, rain than heat to make everything a mud mess. My soil seems to handle the water really well

Some good progress made today, tractors showed up to move dirt!!
We pulled grade for my driveway, 42 feet from street and 18 inches of rise to the house, set the garage grade at 1% and let all snow melt run out the doors.

I got my soil purchased, $4k and should be able to bring in 18-20 inches of soil around the whole property to get me above the neighbors yard so water drains out not in.

Sweet. Always good to go hands on and the issue in the garage is resolved.
Will there there be a floor drain in the garage?
All I did was some minor patching and sealed the stair trim.

I have tried like hell to get a garage drain approved and it is not an option. Apparently they worry about things that might get dumped down it, I just laugh and say that is what my sink is for in the garage.
They did pull all of the grass and weeds out of the garage.

Inspector won’t allow any plumbing under the slab, I even tried to run some 1inch across from side to side and the excavator and my contractor/boss told me no way

JR is right. Just have to do it on your own (so your boss "see's no evil"). It's usually done after the forms are inspected, right before concrete. Don't ask me how I know. lol

I will have a few four inch pipes run under the drive, picked up some green sewer pipe for free. Planning on two runs at the garage end of the drive and one down by the sidewalk.

If you garage is the norm it will have about a 2-3' slope in it anyway to the main door. Before you pour make sure it is a little thicker if you can with a good steel pattern. My seams are only horizontal and spaced about 4', but I wish I had 1 down the center too. Now I have a crack down the center and junk gets stuck in the seams.
Honestly, run a pipe and know where the ends are. Make sure one end goes towards the sewer and the other in the garage center or corners. Cover and attach later.

Jr I am not sure I follow what your saying with your expansion joints
We have saw cut all of the homes we have built so far, they are rebar reinforced and tied to the house with bar. I don’t know what the dimensions they are all cut at. Mine will all get back willed with a product called steel seam so they are smooth joints.
I’ll see about some pipe under the slab. We back filled lots of soil into that garage area saturday

I would have rather cut my joints too, these are just to deep/big!
On my garage addition they did not put a joint between the driveway and door. So the foundation was tied to the driveway and now I have a huge crack about a foot from the garage door. I cut it do some stress relieve but damage was done.

I see, yeah the drive way will be poured in multiple pours. I have the RV pad we will skip sections as it’s 50plus feet. Break it up into 10 foot pours to I can finish it easy. The drive way will be 42 long but a sidewalk and the curb/approach will be in there. Not sure on width but plan is to rebar the whole thing or use the 4x8 sheets of the wire you can stake off the gravel and pour over. Link to follow

Yeah I will be framing my own house, doing my own tile and a few other things for sweat equity.
Talking to my excavator about the drain in the garage. He said I could put it in and measure where I put it. Cut it out later and tie in after said and done. Reminded me of the amount of slope on the garage and driveway and advised it shouldn’t be needed. I am a little over 2% on the drive and 1.5% in the garage. I think that ship has sailed away after that convo.
Need to figure out lights for my deck stairs, bathroom light fixtures and finish details on my stained glass pendant lights being made by an uncle out of this

The left/east side of the house will probably get a garden area so I am going to leave it a little lower in hopes water helps my garden. But not a whole bunch lower.

Dave, I'm loving the drains at the doors. Lots of rain over the past week. A couple of passes with the squeegee and all the water brought in by the vehicles is gone without having to open the doors to let more blow in.

Yea, around 22-23 tons is $200-$250 for semi good dirt, not refined topsoil stuff, that can go $30 a yard or more!
So you are killin' it! Really just paying for the fuel of those trucks.
For example, to get a tri-axle in the tuck to haul anything you are looking at $100 on the low side to around $150 a load just for the trucking fee. Then add to that the cost of the stuff inside, like $14 a ton for some gravels X 23 and yea, you're normally in the $425ish range per truckload

I'd do rebar in your concrete, not the mesh. I had a stamped concrete patio done last Oct and opted for rebar on 18" square. It has no relief cuts in and I haven't seen a single crack yet. Though, its not subject to thousands of pounds of vehicle weight.
So, now that your lot is higher than the others, the water will flow into their yards... have you thought about doing some french drains around the perimeter?
Around these parts - good topsoil (3-way blend) is $34/yard. Just picked up half a yard last weekend to top up a flower bed.

Mesh is ok, rebar is better. Only two types of concrete, that which hasn't cracked and the kind that is already cracked....... :popcorn:

That screed was about ten feet. It was pretty wide.

I was gonna call the "screed" a bull float, just what I've always heard them called. Also, always thought Portland cement was a type of concrete, like the nice smooth stuff without all the rocks. I knew about washed and brushed finishes, but always thought everything was a variation on concrete. good to know.

This is your bull float. Final leveling and smoothing. You can then brush it to make it non slip

If you knew the drama with this framing crew you would be as mixed up as I am, we have been fighting a battle!!! Finished product is outstanding but getting these houses there has been a nightmare. Way to much use of the sawzall and we have had to mix up our group three tries now to see if we can get a working combination. It’s been a real struggle with the three guys who have knowledge but not the knowledge to teach, the boss juggling schedule, sales, billing...... and the other finish crew for the houses
Current book has us 45 weeks out booked on framing jobs only. That’s not our finish times and our other odds and ends.
I’ll be on site for my hole house than back to finish work.
If I remember I’ll post a photo of my crack in the garage that I am pissed off about

Also picked up a garbage can I plan on chaining to a wall in hopes these guys use it. meanwhile I have one tumbler on site with water and a cooler in my pickup I keep cold. Yet the soda cans are everywhere and the mess is going to kill me

That view is usually not got my focus. It’s making sure walls are square, windows aren’t pushed all the way to the top of the walls and things are braced properly. But yes the morning when I get their I do take in my view with each photo and sun rise

If this is the pipe your referring to? Yeah plumber guy messed up, the wall will need to be moved or furred out to give some room. There is another drain pipe he put in the middle of a door way just to the left out of the photo

Depending on the plumber he will have to jack hammer up the Crete and move the pipe. As for the half inch wall I could also just add a metal plate so no nails can damage the pipe but to move the wall a half inch isn’t much work nor is building it out a inch into the closet yet to be built.
I left the job early today to work on homework. Yes falling behind. So I will go get the job trailer tonight and see how much work got finished with out either me or the other a a guy there.

Yes that is my garage. We are just a hair below 15 feet to keep from the required 12 inch centers and or engineered studs.
Just built out my garage door height at 12 foot tall and 8 for mommas single door.
The exterior walls are completely finished tomorrow we set garage beams and interior walls.
Used my leaf blower to clean out the inside of the house. Man did that work great,
Dug our footings for my back porch, patio, upper deck stair way and bandsmen stairs coming out of the basement.
Ordered my low E, argon filled windows today for the house.
More photos tomorrow need to clean up for three hours of class tonight

My logic,
1st Brick, stucco, hardy board are all double the cost per foot as garage door.
2nd, the door is large enough I can put a RV or a large camper fifth wheel in the door. Or my future plan is the converted enclosed trailer that will have a AC unit mounted to the top

I just wondered, I had a shop with 10 foot doors & one with 12 foot. I personally prefer the 10 foot, I have no fifth wheel nor do plan on buying one.
If I ever build again the wife’s side will be 8 foot x 16 foot and mine will be 10 foot square. My side would be double deep versus hers though, this is just my preference after having several places with different setups.

I agree with Ken on the professional advice part. We’re not lawyers and I hate hiring them but I’ve had two that we’re great for business dealings each with their own focus. I’m sure one of several guys here could give you their opinion or take on it and how they might handle the situation if that’s what you’re needing? However, sometimes it’s a good idea to pay for professional advice too.

Issue: cracks in my new concrete.

This is in the very front of my garage and inside he house basement there are many many more.
I told both my concrete guy and my contractor/boss I am staining my concrete and we need to do what ever so that it will have the least chance to crack as possible.
The concrete has been down for 39 days and this crack showed up in week one.
While I am confident I can cover or hide this crack I don’t feel I should have to. It simply should not have cracked. It has had no weight on it. Plenty of anchor points to the foundation walls. The compaction under the slab was well done
My concrete guy says “ four promises with concrete... grey, hard, cracks, won’t get stollen.....” while this is funny for someone else I don’t think it is either correct or accurate.
Second phase:
There is a second house we have cracks in the garage and the basement floor. The supplier/salesman came and looked passed the buck onto my mud guy saying it’s his fault for not finishing it fast enough because of the wind or something, my assumed real thought is that he is still pissed I went way way way over his head to get a much better deal on my and my bosses personal homes ( I grew up with one of the VP’s of this concrete company) I called him and pretty much drove a buss right over the salesman’s head in front of his boss. Warranted? Was he a total prick before all this ? Yes and yes.
So I called my Vp friend and asked him about it. He has shrugged me off also
Phase three:
My boss wants me to epoxy the other home floor that is cracked on the company dime. But no one has mentioned anything about comping me for my concrete and epoxy floor.
Tight spot because the boss is my boss, the amount of $ I have been saved on upgrades have been good (undocumented) because of my contacts and because I am an employee also.
I don’t know how to approach this with my boss? Or confront one of the two contractors we hired to do the job
I paid for new concrete not new cracks in new concrete and why am I having to fix others peoples mess?

Sure, concrete cracks but 5 weeks after pouring? That looks pushed down on the corner, but I am no expert.
Is that a load bearing corner? Can you put a straight edge on there to see if the corner dropped?
Looks awful rough even for a garage floor.

My educated concrete experience guess, the Crete was wet (guessing really wet) when poured. So couple questions I would ask of the concrete co,
1) did they do a slump test & what was it?
2) how many bag mix was used to make this Crete?
The bag mix = strength & the slump tells you how wet it was when poured. Both can cause structural deficiencies in the job.

My opinion worth every cent you are paying for.
One : unless it’s structural and you can prove it you aren’t likely to get any action
Two: Your foundation plans are usually stamped by an engineer because there is usually a 10 year warranty on foundations and if the workmanship is good and it fails it’s on warranty company/the engineer
Three: I would either find the engineer on the foundation drawing or hire a reputable foundation engineer ( with a stamp) and have them come provide an expert written opinion. You will know what to do after that. Deal in facts not emotion, be cool and if it’s just cosmetic then suck it up and keep going with the comfort of knowing you had it inspected by a professional. If it’s structural then you present the facts to the boss, who should be holding the subs accountable and make them make it right according to the remedy suggested by the engineer. Failing that, it’s time to hire a lawyer. Getting stuck with 30 years of house notes on a failing foundation is worse than alienating your boss and having to find another job

Dave, did the foundation move or just the flat work crack? I would think, being the water table is so high you do need to get the cracks sealed up good or fight water on the floors forever. If there is a structural problem, hope the contractors have bonding and insurance covering their work. Like Charles said, it doesn't matter if the lead contractor is your boss or the subs are friends, the work needs to be up to par. Sorry you are kind of between the rock and the hard place, hope it all works out.

I think I would be just as upset over the finish (no offense, but it looks pretty bad from the pic). My brother forced his concrete guy to rent a grinder/finisher to flatten his slab out. It was horrible. They also had to epoxy inject a crack from one side to the other.
Charles is right, only an engineer can make that call. Slabs always crack, since they're not saw cut, and since it has stem walls, it had to have cracked under it's own weight. Was the base fill wet in that corner when they poured? Was it compacted enough (they put in a boat load of fill)? Hard to say, but it can be fixed.

From what I can tell it is just the slab of concrete that is cracked the foundation is without cracks so far
I am pretty confident in the compaction.
I’ll look into a engineer to come look at it. See what I can find

One thing for sure. Find out now before you get a lot of weight on that corner.
All the slab foundations I have seen are deeper around the edges so that crack is suspicious. Maybe it wasn't reinforced right?
I mentioned the finish earlier, looks unfinished.

Before you read this, here’s the caveat: I am Air Force, I don’t do construction and have only worked with concrete a few times.
That being said, the finish looks like it was really wet and then got rained on. Just my two cents, that and a dollar fifty will get you a cheap burger.

So the finish in the flat work is really smooth actually, the texture you see in The photo is not as it seams.
I told my flag work guy that I plan borrowing a floor grinder and roughing up the cement to allow better binding to my stain and epoxy floor. Write up to follow.... so he left the top with a little extra “cream” as I have called it so it will knock off easy on my grinder.
The former Wall we built earlier this week got poured today, it blew out the first five feet which turned the afternoon into straight hell.
Other wise we got some interior walls framed and photos to come later.

Dave, that home is coming along very nicely. Is the home being built by your boss's company? Glad you are able to inspect the work daily and get the mistakes taken care of. What if anything has been done with the cracks in the floors? Do you think those cracks are only the depth of the extra cream the flatwork guy left, or clear through the slab. Sounds like either way you have a plan to fill with epoxy if deep before the finish goes on. Sure looks nice......

Yes my boss is the contractor this how I became employed, he needed another good reliable hand and the money was right.
Yeah I am on the framing crew for my house then it will be back to trim and finish stuff.
No we have not had any headway. The mud supplier denies responsibility, my flat work guy says it’s not him. So rock and another rock. I plan on putting epoxy in and moving on.
Today was a fight over the Eye brows on the House. Boss says it’s not on the plan, I responded that neither was the 12 door doors but it was discussed and I was told non issue. Now he wants to charge me for it. I will be fighting that also with my pap see trail I have documented.

The plan has always been no wall lights but only can lights. In order to install them. We need space provided by eye brows. So needless to say we are putting them in.

Today was long and unprofitable at the house. I was there at six, first crew member didn’t show up till eight, than he left promptly after I didn’t have his pay check. The second guy showed up at 8:45 and actually started working. His brother no called no showed so he didn’t have a ride to work. Fair enough, the first came back, the third finally showed up at noon.

It was the same in my shop you cleaned up at end of the day regardless if another shift came in on your area after you.

I can see throwing real scraps away, I tend to pile it all until I am done. But that is messy. So what is with the crew showing up when they want? Is that why they hired you to get em rolling?

While I don’t sign the check I also don’t fit into the top, I might be the adult in the group but not the framing crew lead, the lead is the example for the others who feel underpaid and like they can go somewhere else for more $. I would have fired them all four houses ago. No sense in throwing good money after bad.
The company owner never gave clear direction to who is what and what position, where I am a rotating person with multiple skills I don’t have a definitive say unless I make a call who than talks to the kids. All apart of the mess I am involved in.
The best part is where I am also the homeowner and the so forth they still don’t care about the mess.

The roofer showed up today, while my crew still hasn’t finished the roof (2days unfinished) he layer some paper out as he needed a spot to put all his shingles they dropped. He wanted to start roof tomorrow morning but once again as I instructed the kids that we needed to get the roof done. They proceeded into the house to finish other things. Things that other people aren’t waiting for.

Simple. Place a box in a central location where internet and satellite/cable will be located and run cat6 everywhere.
Modern security cameras run POE, power over Ethernet so all you need is on cat 6 to power and feed video from a camera.
Run it everywhere. You’ll never regret it.

My brother is an IT specialist, and he didn't put his cable in conduit (about 5,000 ft ). He did a clean job, keeping the different runs tied together. I installed all the wall "plates", just using steel box plates. That way the drywallers had something to go by, so the cables wouldn't end up missing in a wall. (no box necessary)
This is what we used...just screwed to the wall studs:

We used a central closet. Turns out it was close to the main TV/Home Theater location so that was a plus. Recommend putting flex conduit in for access to attic and basement to help with future expansion if needed.

The conduit is really only needed or important for running cable after the walls go in. I spent around $30 on conduit. It has already come in hand for running additional cable for security cameras and with the ability to go up or down it just adds future flexibility.

its called smurf tube and you can get 250ft rolls cheap. Only good for retrofit. If you run more cat6 that you need you'll probably never need smurf tube as technology advances have meant much more data can run over cat6 than just a few years ago.
e.g. once upon a time you had to have 2 cat 6 cables to carry an HDMI signal. Now you can carry it over one cat 6 cable with modern baluns

Had the HV/AC guys come and attack the house, installed gas line to the deck, tankless water heater, the garage, the gas range.
Duct ran high and tight in the basement, everything looks fantastic as it always does with this guy

That’s where the plumbing runs under the slab, also one of the reasons I had concerns of the concrete quality, also why I am not doing stained concrete anymore
As far as my concrete concerns. Everyone has simply brushed me off as none issue. Frustrated with it I have passed over it.

As she sits out side is done, plumbers dropped off the stuff they need to work tomorrow, the basement walls are all repaired from the HVAC guy, and the framing is 90% complete in the basement exterior walls. Let’s see what the plumber takes a sawzall too

It’s an option for sure, I have seen over the years that if you seal up the home to tight it can cause issues. The one closest to home was my grandfathers house. He had some medical issues turned out that he needed to put a fresh air exchanger in his home to fix it
We do put a type wrap on the home, not the tyvek brand, one type of stuff under the brick/stone and a different type under the smart board/stucco. That is done by the guys doing those things.
It still leaves overlaps and gaps on parts of the house. On purpose or not I am not positive.
We have builders who but a shrink wrap stuff on the outside. Not sure it’s worth that extreme

Charles, we had issues back in Indiana with houses being sealed up too tight as well. As Dave stated in some cases fresh air handlers were installed. I have never heard of them here on the front range though but we don’t get as hot (including humidity) or near as cold as where I used to live. So my thought is temperature range has something to do with it too. I’m sure someone has a much better take on it than I but that’s my 2 cents.

The wrap allows breathing but some homes need more, hence the exchangers.We do it here in cali and our temps go from 30 to 110.
Sure Jarod would know more but you get snow and heat there, sure it is justified somehow.

After two long days of pulling wire I feel I have about got it licked.
I start with about 10 partial boxes of cat6 a friend gave me from his business, each box has more than 45feet, less than 120 feet. I also purchased 2 boxes of 1000 feet
16/4 wire I used for home run wire for volume controls
18/2 wire I used for home speakers and surround sound stuff
All in all I have two camera locations at each corner of the house, front door cam, inside garage cam, prewired for those new fancy permanent LED Christmas lights that change color for the wife, I have multiple cat6 lines in every room and almost every possible location, I have attic mounted wires for the wireless net repeaters, cat6 to appliances, desks, TVs, garage bench areas, decks and patios,
Once we get some insulation in this coming week I will be glad to cover up that web of wires and start building a coms rack to house all of it.
The estimate I got to have someone com instal this stuff where I wanted it was $50 a run and more for the audio stuff.
I figured at this rate I saved about $2400 minus my wires cost of $479 and not being completely done with some extra places I will run some more for giggles and craps

Had four way inspection today. Missed a few item,
1. Gas, heat, water drain need a box around them in the crawl space in the garage, photo to follow.
2. Two truss braces were left off ( intentionally so he had simple fix to find)
3. The plumber didn’t air up his drain plumbing to pressure test
4. Gas line has leaked down to 20 psi after sitting for a month

As my odd relationship with the boss, the wife, and me being the builder/employee/husband.
2 1/2 months. But much like the bosses house he is building, my house and his house get our extra resources or free time if you will. That date is flexible for sure
Four way today fix punch list tomorrow, insulation starts Thursday and brick Thursday, smartboard and stucco after brick is finished, It looks like the date should be easy to hit

The cotton type stuff. You toss a big bag in a blender and add air. Blows it in.
They take a thin layer of mesh and staple it to the wall cut out windows and such.

So the story behind the lots of wood is the kissing Match between the lead (ol white guy) and the little ego filled wish he was a lead (illegal that killed every house he touched for no less than 5k each home.
The old guy precut All of the headers, the little guy didn’t like that and said he needed double trimmers making his headers 3 inches to short and tossed em all into the dumpster, It was one of the most expensive days I had witnessed in a long time. The trimmers the idiot used were ten foot long so he wasted those too. We had a stack of 94,5/8 that were two inches long and we would have been able to use the 10’s or take them back. But no his ego said cut the long ones.
So yeah there is a lot of trimmers in my house

Oh I see, The header is just above your circle, We could have flipped these studs and the header to be right above the window but in general we usually put the header at the top of the wall.

So we put them at the top for a few reasons, first is home owners always want to change window heights and this means we don’t have to move the header,
Second being the weight distribution. The header takes all of the load vs the little blocks being above the header, cut the wrong length, splitting after nailing, it simply carries all of the load and everything under it is now a mute point

Pitfall is if they get some cells too full. If so, then the center of the fabric bows out making installation of drywall impossible. Ask me how I know???
I had all exterior and interior walls done, the underside of the staircases and the floors.

Today’s walk through showed my electrician missed lights next to the mirrors in mommas bathroom, drywall is now done. I had focused attention to the height of a window and where the mirror would sit not the damn lights.

I did something like that in our master, Dave.
Placed crown moulding near the bottom edge, then laid a rope light in the non visible gap. Makes for a great effect. We fire up the fireplace in the bedroom and throw on that light and the place takes on such a cozy feel, we just love it!

Definitely looking at a lift, their will be a mezzanine in the side above the shorter door. That will o in shortly after the purchase and home inspections are complete.

Building inspectors, don’t get me started. The first house wife and I built, final inspection was done from his front seat of his grand Cherokee at the end of my driveway, no joke.

I have 18 feet of concrete on the side RV pad that I can pull through if need be. The extra door is one more I have to make sure is closed or locked, the man door will get bolted shut as it goes anyway.
Yeah I am thinking she’s in the back of the 20x25 size with a big door. Similar to dons out at the hide.

Tonight I ground down all of the joints in the foundation from the forms, made them nice and smooth, removed all the splatter from the flat work pour and didn’t have enough of a dust mask to save my soul.
No pictures today but tomorrow I will get photos of my doors all hung, window seals finished out, starting baseboard in the AM and shelves in all of the closets,
Momma is coming to work tomorrow to decide what shape she wants her closet to be.

As for the glass being clear, You would have to be 6.5 feet tall to see anything but your head. It’s pretty tall
We don’t install trim where the wood or tile goes. The wood floor floats and needs room to grow on the floor so we will come back and install baseboard around those areas later. Painter comes back and sprays it. Fast and simple.

Yes Jr. The garage will get the full treatment, texture, smooth walls and than I will spray our the whole thing in semi gloss white maybe a grey. Not sure yet
There is one section of the garage that will not get a texture lid, Over mommas garage door. I have no physical way to get the scaffolding around the door and opener frames. I will finish that after the loft is installed.

I have had all of mine textured to date and didn’t have a issue. Easier to hide holes. I even thought about doing a Holley smooth on the walls

Gets that darn motor out of the center of the garage where you might be wielding a 2x4, etc around and hit the thing. And yeah -- not sure texturing is the best idea in a garage - will hold onto dirt/sawdust/grease.

I am putting a loft above the small door so the vertical door won’t work so well. The large door sits on the ceiling pretty close now.

Jackshaft doesn't mean you have to have a vertical door like most of the large commercial doors.

I made sure I had 8ft for mine for plywood and 2x4's. Hated when they got stuck on the ceiling.
The liftmaster 8500 series just needs a few inches to mount.

Walked the house last night and am pissed at the paint completion. I would have smoother window casing if I glued on 220 sand paper
The lines are straight, the colors I like, the finish is rough rough rough. Walking through today with the paint sub contractor. See how that goes
Got our kid bathroom tub surrounds installed. Only chipped my tub in the process and forgot to install the 4 shelves we asked for and is clearly stated on the bid.

The logic was avoid cleaning issues with the youth, grout is hard to keep clean with kids. This is similar to Corian countertops, cultured marble, smooth, only joints are caulk in the corners.

Well at some point last month the date of oct 1 was told to my wife. As of this week our cabinet company has had some hiccup with loss of employee to run the spray booth. So that has bumped two of our houses back. Not sure at this point maybe a week or two more past that’s. Final close date with extension and December 5 I think is what the wife counted up for worse case
Today I start putting in the laminate floor in our house. I’ll take some how to photos.

I said I was going to write a how to until a seen the you tube video and was told that every brand or company has there own video to watch. So watch a video and simplify my day.
To hold our straight line we checked off the adjacent wall. Chalked lines and measured to outside edge. I use nails to pin my boards in place. The first three or four rows are a B$&;? To get going but once you can turn around and stack some weight on the floor it goes really smooth.

If you are competent with a tape measure and can plan seams around your doors you will save lots of time vs this idea where I beat this piece in after installing the small part around the door. It was a whole lots of hammer swinging

They have special tools which we have non of. Crain makes some adjustable shims for the walls instead of nails. They make plastic bearing blocks vs a scrap piece I smash the hell out of and get a new piece. Cuts are made with a simple 5 inch battery say or a jig saw.

I have lost all faith in my paint contractor. Today I found he has over sprayed the only part of the paint in my house that wasn’t driving me crazy.

He managed to run 12 inch paper only on the wall and overspray the rest

The carpet guy managed to damage the carpet while “stretching” it into place. We have all these mini tails sticking out where ever they used the big barbed pad

I spent the better part of the evening vacuuming the whole house, hand cleaning all of my hard flooring and the wife brought to my attention the tile in my shower. Picture to come tomorrow. I think I could have done a better job with one eye closed and my right hand in my pocket.
Holly cow at this point my advise to anyone looking to build a home on this forum. Look at all references, physically view the subcontractors work previous to hire. Don’t allow your general contractor to control your construction loan funds. Find a loan company that all checks have to go through YOU before subs get paid!!!! I have three subs that have been paid out for work I am not happy with and I have nothing to hold to get it fixed. The cabinets are seven weeks behind, the paint needs redone (I’ll get started on that in a week or so after we move in myself) the tile guy has cleaned up and left and I will rip out his tile and install my own.

My brother has those issues and he does handle the checks. Contractors around here won't work without 50% upfront.
I know it's super frustrating, but you won't find anyone that will do it as well as you. No one.

Next is the frame I am supposed to use brick to fill in the holes. What does brick stick to here?

My master bathroom has a two inch gap between tub and vanity? How do you clean that? Dry out a splash of water? Broom handle and towel I guess?
It should fit tight against tub, or enough room to at least stick three fingers in and clean.
The next bathroom vanity leaves almost 3.5 feet of wasted space from edge of vanity to toilet. You would have to get up and walk to wipe your butt because the toilet paper is so far away, this was previously mentioned as the excess space was to accommodate three sets of three drawers for each boy to have his own row. Instead the vanity was built with a draw and a swing door. Only two not the three boxes we asked for.

This cabinet was removed and tossed off of the damn deck and smacked because at this point I am $18k in crap that I can’t use. The guy installed the vanity cut a whole for the pipe, didn’t put the drawers in because the pipe was in the way. Yes the pipe can be cut down but you still need to be able to access it.
Next was mommas list of demands on initial design of the kitchen. Only three things asked.
1. I want a slide out cabinet for spices and seasonings. Hint...... it didn’t exist.
2. A very large drawer under the range to accommodate our larger cast iron pans that we use. We wanted it deep enough to stand the pans up and not lay them down in the “nesting” fashion. They make a simple metal rack that you can adjust so each pan has its own space that You screw to the bottom of the drawer. We picked it out at the cabinet shop in his catalog and said order it.
3. Was a cookie sheet size cabinet. That also didn’t exist.
Next. 40 inch cook top range needs a similar exhaust hood right? Oh no. They put up a hood that was 30 inches. Then put very large cabinets on each side overhanging five inches into the cooking surface area of the gas range. Can anyone think of how that could go very wrong? Now I wasn’t able to measure the height but some guesses are about 15 inches maybe a few more but that’s not including the granite, or the actual range to measure off of.
The cabinet guy tried to debate the double oven being a standard until I opened up his website that shows many really amazing kitchens not a single kitchen had a double oven that didn’t have at least one drawer under it if not two. The spice rack he asked for documentation that that is what I wanted. I again returned to my phone opened the text messages which he responded to for our final choices.
So next.
I made peace with my concrete guy over a corona on Friday eve as I helped him put in forms for the massive driveway. He asked if I would come help him and his other guy pour on Monday. I just may do that.

Funny you ask that question. I figured I was covered via the my neighbor is the cabinet shop manager and looking out for me. The drawing is extremely basic as the guy is computer illiterate so. It looks like this

The last photo is of my back porch under our hurry it’s raining tent. It dried up ok with out any further complications from the rain. Saw cut all of the joints and it looks really good so far.

Today’s goal on the house is to finish the exterior hand rails, finish the trim in areas that needed tile finished, install built in drawer boxes and build drawer fronts.

That didn't make any sense. The sidewalk looks even, or slightly above grade. The porch is down over a foot in that last pic ,....unless the steps go up to an entrance... but they look like they come down into the porch.

Well before I cleaned up I gave the pump shaft a smack with a hammer I have and it started to prime. I sprayed 16 gallons or so and now I am really tired and need to drive to my bed
I did try out the new shower. With dish soap and a microfiber as my towel but..... I am more alert

Jr I love my headlights. I get the best of all worlds. Stockish style, amazing light output and only blind people because my truck needs air bags while towing
Tex the garage makes me so flipping happy. I can’t wait to build cabinets and move all of my tooling and motorcycle stuffs in. Hang some photos and tinker with stuff.
It is for sure a good thing to get the wife in the house before the holidays. Once things get unpacked and placed I’ll take some photos. Our company wants to do a walk through video when it’s all cleaned

Stained glass anyone?
I have a wonderful artist in my family who does stained glass down in Ph Arizona and his specialty is stained glass. All of my older aunts and uncles have some really beautiful things that he has made in their homes. I asked uncle Russel if he would be willing to make a very centered piece for my island and he accepted the challenge.
The glass is all last of its flavor sourced in the USA and the last of it resides in my home thanks to President O. It won’t ever be made stateside again thanks to lead manufacturing restrictions.
Spectrum is the brand (again out of business) cobalt blue.... and a big long number, the white pearl in the centers is also the last, with a few pieces in Arizona still. I picked the glass, pattern, sourced and delivered and I am super happy with the results and the months it took waiting.

Dave, if you paint them make sure you wire wheel the cut edge to remove the scale from cutting them that has built up. It will flake off easily...

Millscale is whats on the sheet surface, the cut edge is what I was talking about. Problem is if you don't remove it prior to painting it will flake off with the paint later. Millscale not so much....

One week in the house list of things to fix:
Master shower seamless glass has a chip
Shower door handle is loose, toilet closet was missing insulation in attic (fixed)
All exterior door thresholds need adjusted
Exterior rain gutters need plumbed away from house foundation.
Garage doors need further trim or weather stripping. Exterior seal is not enough.
Kitchen exhaust hood has a wind issue.
Laundry room/ cold storage room needs block filler, spray foam, door needs door knob.
Otherwise the home has a comfortable temperature that doesn’t fluctuate much in the cold, the lighting is nice even though the switches need changed as the order in the junction box is goofy to me.

HD had racks on sale so I got three, I wish this mess was behind a closed cabinet door of some sort but I don’t see that happening
The enclosed trailer does fit in the garage but I would rather it stay outside and leave me with lots of room for activities in the garage

I don’t have any issue moving it or getting it in nice and close on the wall side. I am thinking of putting my moto trailer and Jetta inside the trailer and that way everything fits inside the garage and I eliminate two other spots. Trailer inception. Trailers inside trailers kinda.
I guess that motorized dolly would allow me to pull the tongue in first and leave the back door to be opened when the garage door is open. Than if for some reason I needed the other car out I could just pull it out. Hum

Well Dave, go out and try to move that trailer even an inch by hand. Remember it is uphill into the garage. Power something will be needed, and if you load it up power for sure will be needed. Take Shawn up on the slightly used one......

Had six loads of roadbase delivered yesterday and today. Enough to finish out the existing RV pad 6 inches thick, 18 feet wide
They also finished bringing the blocks for a total of 35

Our roadbase comes from the gravel pit, lots of crushed rock to almost a sand texture with 1” minus mixed. I can take a photo,

What's considered road base in your neck of the woods Dave? I have to decide what to use when I get to Idaho next week. Local guy said I was going to need 4-6" base on top of fabric on my property. I was thinking 2-3" but haven't started digging yet to see soil condition.
Ken, cheaper to put down a good base now than have to start over when a less stable one fails and you have to redo it. Fabric is a great product, saves digging everything out down to good material and then backfilling. First layer of base material should be pit-run so you aren't tearing the fabric with sharp edges. I would say at least 4-6 inches to help keep the fabric in place.

Yesterday began with some rain early morning. We took to setting blocks.
First used a elevation laser, the slope in 150 feet east to west was really only six inches. Give or take some wave in the line so that’s good. Less dirt to move !
So we added some soil on the west side, and brought in five inches of roadbase.
Now the blocks need set !
Each block is made of pour off of cement trucks as they come back to the yard. The company is making $ off of what used to be waste. I paid $55 for each block 2x2x6. They weigh approximately 3800 pounds each and was definitely interesting to move.
Our original plan was to bring in one of the 200...something or another track hoe but the wet weather has put all of the dirt work for the company way behind. The best we could do was the skidd.

We took the blocks one by one to the leveled ground and set them six inches inside the property line. The six inches will proved space to bolt my fence post directly to the wall on the back side of the blocks. Making the back of my fence 2feet talked for a total of 8 feet to hide the neighbors messes.
As we went down the line we found it went pretty fast and the skidd did a pretty decent job considering.
Me and bill made some on the fly calculations and than asked the wife where the fire pit should go and we just did what she wanted lol

Bill took some soil from the neighbor lot and back filled in some of my wall and smoothed things out.

In the end the back yard will require some more top soil, the vinyl fence, mow strip, sprinkler system and it will be ready for grass

Tonight I pulled out the thermo camera and checked insulation. My master bedroom is about 8 degrees warmer than every other area of my house

Yeah you could say second floor. It’s out of the ground eight feet. The wall in photo faces south east so the sun is long past those walls.
The photo shows how the lack of insulation in the corners and in the roof are causing a major issue

Today we figured out how much sod would be, need roughly 9200 sqr feet of sod at $.24 a foot. I am just under $3000. What a relief that was, in my head I was over 6k in grass only!!
Cement is ordered for Saturday @8:00am six yards for $925.

My first math was advertised price of .30 plus the delivery fee. Yeah I rounded up to $3k.

Further info from the guy he is going to wave the delivery fee and maybe break it up into two deliveries so I have more time to place the sod.
I think he said 400 each pallet.
23 pallets of sod is going to Suck!
As for the concrete I did 6.5 bag engineered mix with 1/4% calcium and some hot water. So my base price of $115 a yard is up and the tax me for Saturday delivery of $75
So tax plus the Saturday and addition of calcium+hot water for a higher Psi of mud. Yeah it’s a bit more. Joe blows cost up here for concrete is about $165 plus your additions

Dave, it’s ok..... you see math is extremely important to Ken.
Here’s why, he has to haul H around and well her one pinky toe weighs like 20 pounds, and that’s the small one! Then add in those larger toes and Cankles and well you get the idea. Pretty soon he has to upgrade the 73 with a cummins and then a dana 60 front axle. He even sourced a dually but by Arizona liberal math he has figured out he can get by with a srw axle. Nate, for the record we’re not dealing with the DOT either so you can just go back to your day job of making everyone hug on command!
Ok, back on course. So now the dilemma of how to change that dually axle to a srw and more math! But I think the real math Ken forgets about is overall cost of keeping H as his gf. I mean just the grocery bill alone then add in the poor fuel mileage and the eventual medical bills for helping move her big butt in and out of vehicles all the time.......
Yeah, math is important to Ken.

Looks good Dave numero uno. I’ve never seen a trench that straight smooth and clean in Kentucky. You will hit roots, rocks, jimmy hoffa and just about everything else anytime you dig so much as six inches in the ground here.

Dave we were able to run the trencher three feet deep. Only to see if it would, I was pretty surprised.
The track length on each side was different, the side with the longer track had more go I guess. After I noted the off line I started feathering the right side and holding the left. Like a skid steer with a flat tire

I even had enough to finish the RV pad area on the front of the house.
Cement was short loaded so when we called back we got three extra yards on a second return to plant truck. Free mud is nice!!

Just scrolled through your whole build thread, brings back lots of memories of our build!
Be glad your were as involved and knowledgeable as you were/are. I was pretty ignorant during our build, and we’re paying the price for it now. Corners cut and plan deviations have resulted in a major lawsuit, and it all could/should have been avoided if done right the first time.
Your place looks great, especially love the garage and some of your specific finishes like the stained glass pendants and mud room hooks. Very custom.

Jr. We poured the slab about 5 inches thick, it should hold the additional weight easy enough
The beam is way overkill but for $100 bucks I went with it.
My logic with which side of the stair is. As you walk down you would have to avoid the post to get to a car, on the left side I keep the extra fridge ( secondary power source plug) and the fridge is going to be there anyway

I can report that the wife mid 50's and me mid some more, are now reducing stuff. Feels nice. Space opening up all the time. Not 3-4 deep on two many things now. We are at the end of having the house painted, and with each room, the shedding of junk happens. Girls are making sorties in and out of here claiming this and that. Happy to see it go.
I can't say i know why we build in so much space over our lives only to downsize it later. Some sort of crazy normal for people I'd guess.

I think maybe three feet is tight for the walk way. Maybe put it down to 2 1/2 feet bench for more walk way

Just do a surface mount conduit. They have starter boxes that you use at the original outlet, and 90* corners etc.
Then you can zip tie a piece of cat5 to the outside of it for the door controls.

That’s the plan. I’ll hanger the 2x8’s off the doubled 2x8 header. Sheet it and hand rail also. Maybe leave that side open for air and maybe large things to fit upstairs.

My grandparents had something similar. They made the handrail/wall removable so you can still keep it safe when not loading things. Something as easy as gate hinges and latches.

Added some floor joists and sheeted the floor. I took some scrap and boxed off the stair way hole so kids can’t get shoved off.

Next on the weekend todo list is winterize the sprinkler system
I like the compressed air method, there is a fitting on amazon that allows a air chuck to connect directly to a hose bib. You fill the air tank, open the valve to the bib then open the desired sprinkler valve air forces water out and eliminates the freezing water in the lines

Dave, I also sprayed WD-40 into the system and flushed until I could smell it at the nozzles. Keeps everything nice n' slipperie durin' the freeze!

petroleum products and rubber don't get along. WD-40 is OK, silicone lubricant spray works well too. but kinda like fogging spray, just empty the whole can of WD and push it through the system with the air, worked great back when I had a yard to irrigate.

One of the other things I didn’t Like is none of my fittings seemed to be air tight, they don’t leak water but they definitely had some blow by for the air at 125psi.
Glue fittings would have stopped a lot of that but the new fangled screw together stuff doesn’t seem to like that high of PSI

This past weekend we had some pipe freeze issues in the bathroom that is built in an overhang of the home, the tub technically sits outside the foundation.
Well the p trap froze and the tub wouldn’t drain after a kid shower.
Outside to pull soffit and investigate this is what I found

They had insulation but not enough and way to much air gap blocking the house side inbetween the joists. The framing block wasn’t helping either.
So I pulled the block to find more insulation blocking more airflow from inside.

I then I used my camera to see what was insulated up the wall and shockingly I found much more air gaps with zero insulation

I suspect most of my exterior walls have large gaps in insulation due to shotty work from the subcontractor.
I called my friend who does insulation and asked him to look,
He sent a crew out to spray foam the whole outcrop of the house

I have long since stopped calling my home builder friend, I have small issues with my home that are in my opinion inexcusable, bathroom insulation being one of them.
The guy who came and fixed my insulation for my attic and this instance is one of those good contractors that I can trust. He drove 40 min to come look at what I had after hours and jumped right on a solution. He has offered to do my basement walls again when I want to it holes in the wall. Which I don’t anytime soon

Had a sparky friend come over today and take out the four prong washer dryer style plug for a standard three plug 220, hardwired the compressor.
Also had him add a plug to the cam lights under the mez so I can add the same style lights Charles added to his shop on switch power!
All the air and more light!

Picked up the top plate for it for a great price $250 3/8 4’x 8’ plate
Gonna have a 30” top and I’ll weld in a back splash.
Not sure how I’ll add drawers to a metal frame yet but I’ll get the frame done

I have a 4x5 steel table on wheels and it is great. Has a vise too.

So trying to decide on what to do for adjustable table legs. I have some 3/4 bolts 3” long. I was thinking weld a nut to the back of the square I’m going to weld on the bottom of the legs. Then simply screw the bolt in. Do I need a second nut on the outside so I can lock the bolt in place?
Is 3/4 overkill ?
Any other ideas?

The ones we’ve built at work were 3/4 I think but may have been 1”.
Shorten two opposite corners. Weld a flat bottom and a nut.
1 1/2 is likely long enough unless your floor is way off.
Unless you’re super an and want to move a 1000 pound table around friction is enough.
Loctite way overkill.

I think the welder put a 3” or 4” disc of 1/4” as a foot.

I kind of want to leave the front open so I can roll my tool boxes under it, the mug welder will roll under it also.
I need to chose where to put the bank of drawers also, on the right side I will have to move my air compressor, the left side is open and or the middle. But I wanted two rows of drawers! Choices !
I guess I could run a center leg to the ground directly. With out any problem. Then add a horizontal from the back to hold it
