Dave, it's a Sherwin Williams color. Software SW 7074.  Deep gray with a hint of blue.

That shower is awesome! Love the nooks and the strip drains. On the lighting is that 110 up there? Thought it had to be low voltage? (doing mine 12v led)

JR, it is 110.  No code against it in these parts.

Looking GOOD!  I'll honk as I drive by tomorrow night around 9pm!

Curious as to what they charge for the stone work, out there. My brother is at the same stage and he's been getting quotes anywhere from 4.00sq/ft to 5.50.....but it's the smaller style "brick shaped" stone. Seems high to me.

Ken, I'm not sure what the rate is but I'll get a ballpark for you.

Back on the outside, more soffit is in, stone is going up, and the porch ceiling is started.  The mason should be done this week along with soffits.  Hope to see siding going up next week if the weather holds out.

Don's favorite green still prevails, but the OSB garage doors have been scrapped for better looking units.

Progress has been steady but slow.  We missed the memo about global warming here in Missouri and have had one of the coldest winters on record.  Too many days with lows in the single digits and below zero for me to count.  Between that and a very busy Wrestling schedule for my oldest, traveling every weekend to all corners of the state, I've not had much chance to do any updates.

I'll split this update into interior and exterior.

All the drywall and painting is done inside and they are working on hard flooring this week.  Hopefully cabinets will go in next week.

Exterior materials have been delayed, but progress continues.  Concrete work is finished.  Mudding of sheet rock should be finished today.  Texture will be on by the end of the week.

The pavers have been layed between the slabs.  Driveway is basically finished.



Sidewalk from driveway to front porch is complete.  With a ramp.

At the very least, some outlets under the eaves. Currently trying to convince my brother to do that on his new house.

We are having this done and they are switched as well.  Along with LED soffit lights at each corner.

The exterior walls have sprayed foam insulation. 

I was there the other day when the first load of sheet rock was delivered.  I was perfectly happy not having to carry it.

Usually twice a day.  I meet him there almost daily after they wrap up work to walk through and talk about issues.  We've caught a few things, but mostly he has a plan.

Here are a few more pics of progress on the house.  The builder updated our completion timeline to mid to late Feb.  I think maybe he's being ambitious.  There is a lot of work to do.  Let me know what you all think.  We're getting more excited by the day.

Driveway is nearing completion.  Pavers will go in those gaps between the concrete pads to match the theme of the pack porch/patio.





Ceilings have been sheet rocked.  Insulation should go in the attic in the next day or two.  They should start on the walls today.

Work on the exterior is mixed right now.  They are trying to wrap up the last of the concrete this week.  Soffits, trim and stone should start going on this week as well.  We've had some delays on exterior materials so it would be nice to see some action outside in the coming days.

We're going from about 2700 to just over 3800.  I expect that you are 100% correct on the house cleaner.  My wife is shopping robot vacuums already.  Luckily we only have two and a half baths to take care of.

Very pleased with how those walls have turned out.  That entire area has a huge amount of drainage built in.  I don't foresee water problems around the back of the house..

It's been a while since I've posted an update.  The tiered retaining wall behind the house is nearly complete.  The capstones need to go on then it will be finished.  Concrete for the back porch has been poured.  Plumbing, electrical, network, and HVAC should all be complete today and we expect insulation to be sprayed in right away.  Drywall is set to start next week.

Second Tier is mostly in, working on final grade.





Grading is mostly complete.  Some finish work to be done, but this gives the basic idea.







Here is a better look at the porch.  Those gaps will be filled with pavers.

I've taken detailed pics of every wall so I have a record of all of the wiring and plumbing throughout. 

Exterior trim starts up today or tomorrow.

JR I’m nervous about having my new construction open too long although it hasn’t rained much in the 5 weeks I’ve been working on it. If it were existing construction and open I’d be losing my mind. But then I don’t have Cali weather either

Why the dropped ceiling in the shower?  Won't it feel a bit claustrophobic?

The ceilings are 10' we didn't want to be cold in the shower. Due to the size most of the people we asked including the builder and plumber recommended dropping the ceiling in the shower.  We picked 8'.  Hopefully we don't regret it.  I'm thinking it will be just fine.  I've survived this long in showers 8' tall or less.

Inside, the plumber has roughed in toilets, drains, and vents.  Most of the outlet, light, and switch boxes have been installed by the electricians.  We're going 100% LED.  Cabinet plans and design is complete.

Lots of rain over the past few weeks, but that hasn't stopped progress completely.

We have a competed roof.  Windows and exterior doors will all be in tomorrow.





The lower level of the tiered retaining wall is in behind the house.  It is sitting on  a 12"x24"  footing.









There is still some work to do on the grade above the next tier of the wall.  Then the footing will be poured and the second tier completed.  They did a great job with the curve of the wall.

Coated OSB and special tape for all the seams.  It's basically an alternative to tyvek.  The tape is really heavy and rubbery stuff.  The green coating is a thick almost plasticy layer.  Now that I've shown my technical expertise, I can say I don't know that it's any better than tyvek or other traditional vapor barriers. 

Bottom line, my builder wanted to use it and I did some reading and gave him a  :likebutton:

I know Dupont is spending a ton of money advertising against zip.

I know from our old house and issues we had there that I'm happy with the quality and our issues were minor.  It is amazing some of the messes that get hidden behind drywall and OSB.

Time for an update.  Lots of progress over the last couple of weeks.  Roof system is nearing completion.  Front and back porch roofs will go in soon.  The windows and doors will go in after the roof goes on.



A huge amount of work has gone into the roof.  Especially the garage.  It has taken a lot of time but our builder is unwavering in his insistence on quality and has only allowed his two most trusted framers on site during the critical days of framing the roof structure. 








A few extra workers were allowed on the job site to sheath the completed roof sections.





2x12s were used in all of the main roof over the garage bonus room.
