She wants to keep our place here and have a "summer place" up north after we retire.

Salida Co if I was choosing Colorado. Property is still reasonable and winters are pretty mild as it’s still front range. They also have a pretty conservative bunch that lives in that area.

Id have to do some more research, but there are a few criteria

conservative state with strong 2a stance.  30-35 inches rainfall a year (little to no supplimental irrigation required for crops). reasonable cost of land, $4000 or less.  Modest taxes.

That is where I would like 50-100 acres ideally bounded by very large tracts, preferrably, govnerment land.

bit of a needle in the haystack.  Not much rain out west.  Idaho comes to mind, though.

Well Tex, maybe Idaho and maybe 30 inches of rain, but it would be high mt. desert and very cold in the winter and a long ways to anywhere.

Dave, my estate in Indiana was 17 acres, 3.5 acre stocked pond, custom 3500 sq ft home with oversized 3 car, separate 4000 sq ft shop and I sold it for 500K

My home here in Boulder County Colorado is 2500 sq ft with a small 3 car garage on postage stamp lot and it appraised right at $480K 4 months ago........... this house is 3 years old and compared to my old place is a POS but unless you want to spend a mil here and I didn't then that's what you get.

Coworker just moved to Denver, he paid double for his house,

It’s a toss between paying for the inside to be what you want vs paying for the people on the outside of the house.  Living next to crap neighbors sure sucks but having a home that you hate to be inside of is and can be just as bad. 

That’s at least how I am justifying it lol

I justify it as renting, I'm renting this place because in 5 years I will no longer be here. It is not a forever home, it was purchased to live out of for a set time and with the intent it would be easy to move when we need to do so. I don't like neighbors or HOA's and a place I buy and not rent will have neither, well it may have neighbors but 1/4 mile away would be minimum distance in my mind.

My wife wants Idaho also, but the part that's on the border with Canada. Her sister has a 25acre spread there, on a lake... supposed to be pretty cheap but I'm guessing not very conservative (I haven't researched myself)

For what you folks are paying, you are looking at a house on a hundred acres here in the Tuck.

Granted, the Lord gave me my farm, but my initial 90 acres cost me around $800 an acre, with a small house and a barn on it.

My sister just purchased either 20 or 40 acres and a log home backing up to the Daniel Boone National Forest for 200ish.

Thing is it is dangerous importing people from high cost states. Generally speaking, they come in and screw it up for the rest of us. Our Kentucky ways are often not congruent (at all) with a populous local festooned with regulations. We don't like regulations, law suits, disagreements and so forth. We just like to live out out life in relative freedom and solitude. People get shot for messing too much with others business in the "wilder" areas, of which my farm definitely is located in.

So yea, kentuck is a great place. Only downfall in my view is the humidity in the summer. Very hard to deal with if you like to work outdoors a lot.

Well, got my tires rotated yesterday and they only did one side? My front tires are wearing a bit funny so I figured put the good ones up front and get an alignment. Look this morning and I have the worn tires on one side and the better on the other, so back to Americas tire to move them around.

Went to the Muir Woods with the scouts. Its a joke, you need to reserve the paid parking or park 1/2 mile away (unless your handicapped or on a bus). Then it is $10 for adults to walk through the woods with a billion other yuppies. I'll take walking in the sierras any time, slow as I am and not pay and be more or less alone.

Got a little done. Re learning stuff I forgot made it slower. One I figured out my layout it started pickup up speed.

Had a party in our shop for all the people who helped us with harvest after my bosses stroke. I had a friend of mine bring his cooker to do burgers and hot dogs. I usually cook but then I never get a chance to socialize. My oldest girl showed up. She lives close but we dont see each other much. She was a little tipsey. She looks so young its hard to to believe shes 21. They grow up fast.

Made a big pot of chili, watched daughter at horse show (inside arena) and currently watching snowflakes fall (yuck) as I go to pour a glass of bourbon to sip with the oldest dogs by my side!

The one with an amazing view is the one your referring to JR,  while I liked the view, the drive up that Mt to get to it.  It was a pretty steep grade that I or the wife lost interest in.   

This lot is a little more flat and more farm type land.  There is a large pond in the back yard. It looks like the developer has back filled in the road and area over the pond and some neighbor conversations tell me that the pond usually flexes up and down a good amount.   

I do t want to get caught by some dumb developer who cut a corner and have water problems for ever.

Have you tried the online mapping and parcel search?
https://www3.co.weber.ut.us/gis/maps/gizmo2/index.html

They have layers that you can turn on and off for FEMA Flood zones and then you can see the probability of a flood on that parcel. Just click on the layers list and there are many to choose from.
