Well ladies and gentlemen, yours truly and my wife signed on the dotted line today to begin construction on our new home. Not as big of a piece of property as some of the others here, but we're in the burbs and not the sticks. So i guess technically this will be our Bug-In site :)

Been a long time in the making... Since selling our house back in August of last year, to deciding to build, to finding our builder, and ultimately the land... then doing building plans, site planning, engineering, budgeting, negotiating, permitting, financing, etc etc etc. Been trying to save money like crazy for quite awhile now (hence a stale LBZ build thread, and no new things that go bang).

Well, here she be... our own little piece of paradise. Just shy of an acre, 125'x300' lot with room (and plans!) for my shop, and a garden, and fruit trees and whatever else we want back there!



They've already logged, stumping is later this week, and foundation footings are scheduled to be dug next week.





These last dozen or so trees along the street are actually down now... this is just the most recent pic I have.


So incredibly blessed... God is good.

Brings back memories from 35 years in the past. Make sure and get down all the tall small diameter trees that are now exposed to the wind or you will be cutting them off your buildings or grounds later. Try to work with the adjacent property owners and get them taken down.

They're all coming down, just couldn't log them all now because they were only permitted to log the ones on our lot. As soon as they have buyers for the other lots they're coming down too. That was one thing I was adamant about in the "negotiating" stage mentioned :) adjacent property owners are/is our builder, so no issues there! Thanks for lookin out Bob!

This is the architects rendering of the house. Colors and masonry will be different



And here's my shop. 40' deep, 44' wide. Aesthetically will match the house on the exterior.

I would prefer your detached garage building setup. I actually have two garages, the one you see is my wife's 24X24
Mine is truly on the side and is a deep 3 car plus work area 36 X 28 or 30 I think.

But like today, for example, if I spray that bumper with the Raptor, the fumes are really wicked, and they will migrate into the house. You'll have a better setup

I always wondered how you got away with taking over the garage with C-max and SquareD! Now it makes sense. Wifey has her own garage space  ;D

Here's an idea of how things will be oriented.



So the garage will essentailly have 4 bays. This will be a non-work-area aka wife-friendly-zone. So vehicles, bikes, storage, etc... but minimal tools and work stuff.

The shop will have the 40' bay with the 14' door for trailer/5th wheel, and then the other half is for the workshop, along the back corner, and then storage for the boat, riding mower, etc. Small loft above the shop too.

Basements are very common, yes. Daylight basements i should say. Lots of hills folks build on/into...

But no, we're not doing a basement. The property slopes from right to left. If it was front to back we would have considered it.  I would have loved a basement for a vault, saferoom, etc (like Blaine is doing). But our preference was for a patio versus a deck, so that eliminated the daylight basement idea.

I've got a 'man cave' upstairs in the house that will be the media room and where my safe and gun table will be.

A problem with basements around here is the surface water likes to fill up holes it finds. All the drainage and asphalt coating around the outside of the basement does is slow down the water for a while. Once a crack forms in the floor or outside wall, water will be there after a rain event.

I thought as much, heck you folks live in a rain forest!

Plus those volcanic rocks are a bunch harder than the softer limestone we tunnel through around here.

Although i'm not standing on our lot in this pic, this is next to us... our view won't be as good, as we're just after the crest of the hill. But we will see the mountain from our back yard, and the foothills from the house.

Thanks! We'll be pouring the concrete for the shop, and then actually building it in the spring. But we wanted to get the foundation and slab in when the house goes in for a couple reasons...

First, concrete trucks tear the crap out of everything, so we wanted to do all the concrete at once. Same for excavation obviously...

Second, I wanted to get it permitted and started, so there's no risk of the county building department changing the regs and crushing our dreams lol. Now that it's permitted and once it's started, I will have a long time to finish it in its grandfathered state.

So it will be a work in progress... But the foundation is laid, literally and figuratively! :)

Good move getting the process rolling. I have pretty nasty first hand experience with Snohomish county's version of "pliable regs", especially in an R5 Zone. Although I can say I'm a proud owner of several hundred square yards of my neighbor's undeveloped property as my fence line has gone uncontested for over 7 years now, and that's thanks to the planning and development department.

Not on our property, no. There's a creek a few lots over on a county easement, but not my property. We'll be on city water.

Some recent action on the property... It's all stumped and cleaned up. They had a Deere 550 dozer running, a Deere 160 excavator with big brush rake and thumb picking things up and making piles, and a Hitachi excavator digging stumps. Here's a video of the equipment running.

They're getting things cut and graded for the foundation, finally. Foundation guy has been backlogged a couple weeks, but we're back in business now

They're doing the dirt work with a 700 Deere, nice piece of equipment!

At first glance I was completely thrown off by the depth of those footings.  We have to be 36" minimum below ground I think.  You must not be in a snowy climate, lucky you!

Those are some really straight trees in the background.  Are you going to be able to save any of them for later?  I am thinking fire pit seating, kid treehouse or swingset, etc.

Yeah we'll be at about 20" underground. Minimum footing depth is 12" I believe, at least in our County of WA.

Our tallest stub walls (on the uphill side for both the shop and the house) are 3'.

Most of the tall trees you see will be logged, which i'm really happy about as they're extremely tall and narrow, and many are diseased. Lots of dead and rot in there. Everything remotely close to a structure will be down, they just couldn't log it when they did ours, since our building permit didn't allow them to cut more than they did. The only trees that will remain will be on the back 50' of our property. Property is 300' deep, back of shop is about 150', so there's 100' between the shop and the trees. And yes, we'll get that all cleaned up back there and "park it out" for kiddos and such. Definitely a fire pit back there too!

Do t know if it was mentions earlier, but what kind of square footage?
I just don't want to wind up missing a digit or limb.  I can sometimes get in a hurry to get results.

3120 on the house, 1185 garage. And the detach shop is 1640 shop floor and 430 loft above the double bay.

85 yards of concrete so far, without the patio, porch, or driveway poured yet!

Kyle, a lift in the RV side isn't a bad idea. Wish I had gone a couple more feet vertical in my garage

Congrats Kyle. Progress looks fast at this stage. When you get dried in things seem to slow down a lot. Be patient. Or should I say tell the wife to be patient!
